Maintenance & Repair Tech II (Jardine Apts.)

About This Role The Maintenance and Repair Technician II position offers the opportunity to apply general maintenance and repair skills in the Jardine Apartments community. The position offers full-time, regularly scheduled work and a generous benefit package. Duties and responsibilities of this position include: • Diagnose, service and maintain plumbing and electrical systems and equipment. Test and maintain fire alarm and emergency lighting systems. • Independently troubleshoot, maintain, and repair specialized equipment and building systems. • Inspects and evaluates fire and safety systems for operating condition and possible needed repairs; evaluates facilities for pest control needs. • Repair and service building hardware and custodial equipment. Make minor furniture repairs and adjustments. • Coordinate with other departmental staff in the maintenance and repair of facilities and equipment. • Provide an exemplary level of customer service. • Maintain records of work and equipment. What You'll Need to Succeed Minimum Qualifications: • Requires one year of relevant experience. Various training and/or certification may be required. Education may be substituted for experience as determined relevant by a hiring manager. Job Title: Journeyman Mechanical/Sheetmetal Location: Manhattan, KS FLSA Status: Hourly/Non-Exempt About Us: As one of the Midwest's premier full-service mechanical contractors, Central Mechanical Construction offers a high standard of working culture with a firm foundation in heating, air conditioning, plumbing, piping, ductwork, and utilities services. Responsibilities and Duties: • Lay out of mechanical systems, supports, or related equipment according to blueprints. • Installation of commercial mechanical systems to include but not limited to: • * Packaged rooftop equipment • Central air handling equipment • Exhaust and intake fans, louvers, vents and hoods • Ductwork: low pressure, medium pressure, flex, spiral, galvanized, aluminum, black steel, etc. • Dampers: volume control, fire, smoke, combination, automated, manual, etc. • Kitchen hoods and associated ventilation equipment • Air distribution: grilles and registers for ceiling, wall, floor and duct mounted installations. • Load and unload tools and material. • Maintain assigned tools and issued safety equipment. • Maintain daily communication with your direct supervisor. Take direction from foreman. • Supervise and support helpers on projects as required. • Coordinate subcontractors as required for each project. • Complete as-built drawings at end of projects. • Accurately record time worked daily and submit timesheet weekly. • Follow all policies as outlined in the company handbook and safety documentation. • Monitor jobsite to ensure a safe work environment and report any safety violations to supervisor. Qualifications: • HVAC sheet metal experience in commercial sheet metal installation preferred. • An understanding of mechanical blueprints. • Ability to safely conduct the setting of roof top equipment with crane, boom truck, etc. • Ability to draw up and order duct and sheet metal fitting from the fabrication shop. • Ability to set up and properly leak test ductwork. • Ability to professionally interact with General Contractors and other trades. • Ability to install quality HVAC work in a timely manner. • Previous use of electrical and manual tools required Physical Requirements/Job Site Requirements: • Effectively use all required PPE equipment. • Considerable standing/walking. • Ability to climb and work from ladders, aerial lifts, or scaffolding. • Ability to work in tight spaces or uneven terrain. • Heavy physical effort (lift/carry up to 75 lbs.) • Push/pull or move/lift equipment, supplies. • Manual dexterity and mobility.
