Working under general direction, supervises building system operations and performance. Has critical, niche knowledge required at client site. This job is part of the Engineering and Technical Services job function and is responsible for providing support, preventive maintenance, and repairs on equipment and systems. This includes providing on-call response (by phone or in-person) to incidents and emergencies during non-scheduled hours. The on-call team assignment rotates weekly among the Building Engineering team. • Must live within one hour radius of the job site to reliably work schedule/shift. • Must be able to respond to emergency situations and customer concerns in the Santa Rosa area. ESSENTIAL DUTIES AND RESPONSIBILITIES • Follows all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. • Operates, maintains, monitors, and performs preventive and predictive maintenance on building equipment including: mechanical/HVAC-R/plumbing systems, electrical/cabling, fire detection and suppression, life safety, temperature control systems, building management systems, and digital systems to deliver maximum uptime. • Prepares estimates detailing the time and materials needed to completing tasks. • Maintains adequate supplies and tools and orders vital materials to finish the tasks. • Coordinates and inspects the work performed by outside contractors. • Contracted work may include the following but is not limited to: landscaping, snow removal, remodeling, HVAC/R, plumbing, and cleaning. • Performs work in compliance with standard operating procedures and/or critical work packages, and maintenance work instructions. • Performs inspection of building systems including fire alarms, HVAC/R, plumbing and electrical. • Uses PC and/or PDA for work order system, email, ESS and training. • Performs general maintenance and building systems operational duties as assigned or directed. SUPERVISORY RESPONSIBILITIES No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. CERTIFICATES AND/OR LICENSES Universal CFC license, OSHA Hazardous Waste Operations and Emergency Response certification is required. OTHER SKILLS and/or ABILITIES Understanding of existing procedures and standards to solve slightly complex problems.
