Where is the work: This position has been designated as onsite. You will be dispatched from your house to different locations in and around the Towson, MD area to perform your work. What you will do: As a Commercial Service Technician, you will be dispatched from your house to different locations in and around the Towson, MD area to perform scheduled (and unscheduled) preventative maintenance, inspections, site surveys, and service requests for a variety of commercial and industrial equipment. You’ll enjoy a variety in your daily duties which could include: • Start-up and commissioning of our Trane controls and HVAC equipment • Troubleshooting, diagnosing and repairing commercial HVAC equipment such as split systems, package units, and chillers and/or ancillary supporting components such as pumps, cooling towers, etc. • Troubleshooting and repairing building control systems; optimizing controls and equipment for better usage by owner • Performing replacements and modifications of HVAC equipment or systems as needed or requested What you will bring: • A High School Diploma, GED or equivalent experience • 5+ years of experience servicing, troubleshooting and maintaining commercial HVAC equipment • Operating knowledge of Microsoft office and comfortable with hand-held devices (i.e. Smartphone, iPad) • A valid driver’s license, with no major or frequent traffic violations • EPA Certification and MD Journeyman license required • Ability to work on-call rotation and/or overtime to support the business, including occasional overnight stays Additional Requirements and Environmental Exposure: • Must be able to safely and legally operate a vehicle using a seat belt • Must be able to wear helmets, safety goggles, fall protection harness and safety boots to safely perform job duties • Must be able to twist the trunk of your body 90 degrees in each direction • Must be able to squat and touch the floor with both hands • Must be able to reach your hands over your head • Must be able to stand on concrete surfaces for extended periods, routinely up to 4 hours • This position is highly physical and requires regular use of hands, fingers, walking, stooping, kneeling and climbing ladders. The Temperature Controls Technician I monitors the HVAC performance of campus buildings, systems, and equipment, including the Central Utility Plant (CUP), using the campus computer-based Building Automation Systems (BAS) and campus metering systems. This role will monitor automated temperature control alarms daily while conducting routine preventive maintenance tasks on HVAC related equipment. The position assists the energy department in the implementation and monitoring of the campus energy management strategic plan and conducts on-going continuous commissioning of building controls/HVAC systems including hot water and chiller plants. Provides input to the recommissioning, and retro-commissioning, efforts of new and existing buildings while advancing the campus's Green Energy initiatives. Responsibilities and Duties • Diagnose, maintain, and perform service and repairs to building automation systems. Tests various functions of a building automation system using a laptop workstation and front end type computer. • Studies and interprets system blueprints, specifications, and performance data to determine configuration and purpose of system components, such as electronic and pneumatic controls, motors, pumps, fans, switches, ducts, or pipes. Inspects system to verify compliance with plans and specifications and to detect malfunctions in component parts. Adjusts controls to recommended settings. • Tests performance of air and hydronic systems using specialized tools and test equipment such as pitot tube, manometer, anemometer, velometer, tachometer, psychrometer, and thermometer, to isolate problems and determine adjustments. • Dismantles malfunctioning systems and tests components using electrical, electronic, mechanical, and pneumatic testing equipment. Replaces, repairs, and/or adjusts defective components. Reassembles systems according to specifications. • Connects motors, compressors, temperature controls, humidity controls, and circulating-ventilation fans to control panels and connects control panels to power source. Cuts and threads pipe; cuts and bends tubing to correct length and shape. Joins tubing and pipe to various functional components; solders joints; tests joints and connections for leaks. • Observes pressure and vacuum gauges and adjusts controls to ensure efficient operation. Opens and closes dampers in system duct work or adjusts flow valves in piping to balance system. May fabricate and install sheet metal work, insulate shell, and cabinets of systems; performs welding, brazing, sil-fos, and soldering. • May install wiring to connect components to electrical power sources. Prepares logs and reports reflecting daily operations and project status. • Provides guidance and training to other maintenance personnel. May have lead responsibility for special projects.
