HVAC Mechanic: Lancaster, Pa. (Full-Time, Days)

Job: HVAC Mechanic Hours: Full-Time- Days- Mon-Fri 7:30am-4:00pm (Occasional Weekends) Location: Lancaster General Hospital- 555 N Duke Street Lancaster, PA 17642 Summary: • Position Summary: • Performs maintenance and repairs to refrigeration equipment including ice machines, freezers, refrigerators, and water coolers. Performs all other HVAC work necessary to maintain, operate and or construct buildings, grounds, property, utilities, and equipment. • Qualified individuals must have the ability with or without reasonable accommodation to perform the following duties: • Troubleshoots, operates, and provides preventive maintenance services for chillers, ice machines, freezer units, water coolers, and all other refrigeration and chilled water systems. • Troubleshoots, repairs, and performs preventive maintenance on all equipment responsible for maintaining proper indoor air quality and space conditions. Calibrates, adjusts, exchanges, and rebuilds thermostats, pneumatic valves, and ATC devices. Services induction units and changes filters. Inspects and services reheat and dual temperature systems. Cleans strainers and coils. Investigates, recommends operational changes, adjusts fan discharge temperatures, and repairs humidification systems. • Under direct supervision troubleshoots, operates, and maintains air handling and control systems to assure optimum conditions. Repairs replaces electronic and pneumatic components, changes plenum and unit filters, and performs appropriate cleaning at scheduled intervals. Inspects, adjusts, replaces, and lubricates all mechanical and electrical equipment components. Performs preventive maintenance that satisfies JCAHO, DOH and hospital policies and guidelines. • Troubleshoots, operates, and repairs compressed air systems and refrigerated air dryers. • Performs basic plumbing repairs and installations for water, steam, condensation, pneumatic, drainage, and refrigeration systems. • Supports others with air balancing, static pressure, and flow measurement on air distribution systems. • Performs routine “house call” type duties and repairs. • The following duties are considered secondary to the primary duties listed above: • Services and repairs pumps, motors, and valves. • Assists general metal working and pipe fitting task. • Orders essential parts and supplies and maintains an adequate inventory. • Performs snow removal duties. • Assists with installation of new conduit, wiring, switches, outlets, etc. associated with remodeling renovation or construction related projects. • Participates in the on-call responsibilities for this position as required. • Other duties as assigned. Responsibilities: Requirements • Universal Certification (Refrigeration) • Valid PA Driver’s License • Five (5) years HVAC service/installation • Two (2) years technical training in HVACR or equivalent. HVAC Technicians are responsible for completion of the Preventative Maintenance program in a timely and efficient manner. Provide HVAC service and repairs to systems. Complete installations of HVAC equipment. Increasing the maximum life span to the HVAC systems in the HAL portfolio. Some of our properties within the HAL portfolio include Greenfield Corporate Center, Highlands, Fox Chase, and Rossmoyne Business Center. Technicians also perform preventative maintenance according to agreements; and assist with the installation and service of HVAC equipment, heat pumps, gas furnaces, boilers and roof-top packaged equipment. Responsibilities of our HVAC Techs: • 1. Work with the Customer Service Representative to expedite service orders in a timely and courteous manner. Complete all necessary paperwork. Work with Property Manager and Asset Manager on certain service and/or small projects. • 2. Respond to calls from tenants for repairs and make repairs, or if necessary and approved, schedule or arrange for subcontractors to make repairs. • 3. Perform HVAC preventative maintenance on a variety of split system units, packaged units, as well as furnaces and unit heaters. • 4. Maintain HVAC records on all HVAC types and filter sizes, so that replacement parts of equipment can be ordered expeditiously. Perform the quarterly Preventative Maintenance program according to the agreements in the lease addendums. • 5. Perform installation and service on all types of HVAC equipment, heat pumps, gas furnaces, boilers and roof top packaged equipment. • 6. Inform appropriate Commercial HVAC Lead of any replacement or capital expenditures that may be necessary in the near future.
