HVAC Technician (HVAC EPA Certification required) Reporting directly to the CEO, the role will work in the field with a team of maintenance technicians to provide excellent customer service, and will be responsible for the overall success of all requests and work orders. All actions of this candidate will be handled with an absolute emphasis on providing great customer service; starting and finishing the job, being respectful to residents with issues, not cutting corners or leaving jobs unfinished, working with a positive attitude under any circumstance, and being able to take work orders and delegate to other team members with a positive attitude.This position's priorities and resources constantly change so it is important the person in this position be flexible and knowledgeable in all areas of facilities maintenance. The selected individual must be proficient in most areas of hands-on property maintenance including HVAC, plumbing, electrical, mechanical, interior/exterior painting, drywall, carpentry, roof repair and general repairs, including but not exclusive to: • Maintain and Repair boilers, chillers, Package units, split systems, heat pumps, cooling towers, and all other building-related mechanical, electrical systems, and most major and minor mechanical systems Estimate repair and construction projects - time and materials Complete all service orders with minimal call-backs Read schematics and blueprints Perform regularly scheduled inspections of all common areas, buildings, equipment, fixtures, plumbing and appliances • Schedule and performs preventative maintenance duties and tasks General carpentry duties such as door and lock replacement, drywall repair, cabinet and countertop replacement, trim replacement, painting, etc. Various maintenance functions including minor repairs that do not require licensing or inspections. Areas of repair may include electric, plumbing, carpentry, appliances, flooring, landscaping, etc. Train, direct and supervise subordinates and to establish and maintain effective working relationships. Ensure property and all common areas are well maintained and safe at all times Provide technical support in all building modifications Maintain equipment and monitor inventory Requisition and purchase material and supplies Maintain stock control procedures for tools, parts, and supplies Evaluate resource demands to determine if the maintenance solution should be outsourced Advise management of the technical aspects of maintaining, replacing or renovating equipment and facilities Provide professional customer service at all times Interact w/tenants in a professional, and courteous manner Communicate daily with manager & maintenance supervisor Must be able to work with a positive "can do" attitude, work amicably with supervisors, other employees, residents, community members, etc. Enforces and adheres to company policies, rules, and regulations Comply with safety and security regulations at all times, and approach all work with safety first. Promptly notify manager of safety concerns or deficiencies in property appearance Performs emergency on call service for after hours maintenance related issues as required. Minimum Qualifications: • Candidate must be able to lift 50 pounds, be able to stand for long periods of time during the day, operate and work off of ladders, hold large objects over their head, move appliances, and practice fitness measures such as bending at the knees to lift objects, be able to walk up and down stairs, climb, kneel, crouch, and work outside in varying temperatures or in tight spaces. • Candidate will have five years of HVAC maintenance experience preferred Have and maintain a current and valid drivers license with proof of auto insurance, and own reliable, transportation to and from work and properties, and live within 30 minutes of El Paso, Texas. Must be proficient in all areas related to HVAC and it is preferable but not required to also have experience in plumbing, electrical, interior/exterior painting, drywall, carpentry, roof repair and general repairs Must have an HVAC EPA Certification and experience with HVAC systems. Ability to work in a team, multi-task, and demonstrate ethical behavior and integrity at all times Demonstrate professional appearance at all times Take initiative to anticipate problems Proficiency with all the tools and equipment appropriate to job responsibilities, and possess own hand tools Basic computer skills, smart phone proficiency, organization, and strong written/oral communication are required Strong project management skills with the ability to multi-task Strong time management skills and the ability to work under deadlines Ability to work well with both internal and external associates Someone flexible and adaptable to the changing needs of the facility Ability to read and interpret blueprints and drawings 3-5 years of practical experience in HVAC systems, boilers, chillers, and other facility-related mechanical and electrical systems A Bachelor's Degree in a related field is preferred or equivalent on-job experience Eligible candidate must be: U.S. citizen, U.S. national, a person lawfully admitted for permanent residence, a temporary resident under sections 210(a) or 245(A) of the Act, a person admitted in refugee status, a person granted asylum.We are an Equal Opportunity Employer of Minorities/Females/Protected Veterans/Individuals with Disabilities/Sexual Orientation/Gender Identity.
