Key Responsibilities: Maintenance Duties: • Must have own tools required to perform maintenance tasks assigned. • Perform routine building maintenance tasks: painting, plumbing, electrical, carpentry, and HVAC troubleshooting. • Respond to service requests and perform repairs in a timely and efficient manner. • Inspect and maintain lighting, doors, locks, windows, and other building fixtures. • Maintain maintenance logs and report issues to management. Porter / Janitorial Duties: • Clean and maintain common areas including lobbies, hallways, restrooms, stairwells, and outdoor spaces. • Empty trash and recycling bins regularly. • Sweep, mop, vacuum, and wash floors as needed. • Perform exterior upkeep such as leaf blowing, and general outside service. • Report safety hazards or maintenance issues observed during cleaning routines. Physical Requirements: Mobility: • Frequently walk, stand, bend, stoop, kneel, crouch, and climb stairs or ladders. • Ability to move across various surfaces (e.g., tile, concrete, grass, gravel) both indoors and outdoors. Lifting and Carrying: • Regularly lift, push, pull, and/or carry objects up to 50 lbs. • Occasionally manage heavier loads with assistance. Manual Dexterity: • Use hands and arms to handle tools, operate equipment, and perform repairs or cleaning tasks. • Perform precise tasks such as using small hand tools, painting, and adjusting mechanical parts. Vision and Hearing: • Ability to visually inspect equipment, read labels or warning signs, and detect maintenance issues. • Hearing ability to detect alarms, equipment noises, or verbal instructions in noisy environments.
