FUNCTIONAL PURPOSE Perform a variety of skilled and difficult HVAC mechanical and technical work involving commercial, residential, and industrial equipment. Work involves systems controlled by Building Automation Systems, Pneumatic Controls, Timeclocks, programable thermostats, and etc. DUTIES AND RESPONSIBILITIES: • Perform journey-level HVAC work in installation and repair of chillers, heat pumps, air handlers, cooling towers, hydronic systems, and control systems. • Analyze the operation of equipment by inspection and with computerized control systems. • Troubleshoot mechanical systems and determine repair needs. • Train semi-skilled workers in procedures and methods, use of tools, recognition of parts and other skills. • Repair: pneumatic thermostats, controls, control circuits, evaporators, condensers, air return pumps, circulation pumps, supply lines, air compressors, steam/other regulating valves, and sensors. • Monitor and maintain energy recovery ventilators (ERV’s) and associated gas packs. • Clean cooling towers, replace filters, lubricate equipment, inspect, and replace parts and components. • Supervise, participate, and inventory parts, supplies, and tools on assigned service truck. • Pick up parts and supplies from vendors keeping accurate receipts and records on every purchase. • Operate computerized scheduling and troubleshooting heating and cooling control system. • Operate a variety of hand and power tools. • Perform all work in strict compliance to OSHA safety procedures, which may include, department protocols, appropriate attire, and observing weight limits as it relates to using portable extension ladders and step ladders. • Participate in occasional snow removal with the Maintenance Division. REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES: • Thorough knowledge of the principles and techniques of the HVAC trade. • Thorough knowledge of methods, tools, parts, and equipment used in HVAC trade. • Thorough knowledge of occupational hazards and safety precautions in work area. • Thorough knowledge of diagnostic troubleshooting of HVAC equipment to include both the electrical and refrigerant systems. • Thorough knowledge of refrigerant systems and cycles. • General knowledge of diagnostic troubleshooting of direct digital controls. • Ability to detect by inspection broken or worn parts. • Ability to understand and accurately follow oral and written instructions. • Ability to read and interpret service manuals and schematics drawings. • Ability to operate fleet vehicles safely. • Ability to maintain accurate routine records. • Ability to utilize computers to the extent of basic email, computerized work order system, and navigating DDC systems. • Ability to establish and maintain effective working relationships with co-workers, supervisors, and school personnel. • Ability to report to Supervisor and perform related tasks and duties as required. • Ability to work overtime on short notice, evenings, weekends, and holidays. • Ability to attend training sessions on new technology as it becomes available. • Ability to work in a variety of weather conditions including extreme cold and heat. • Ability to work at varying heights with the use of ladders, man lifts, bucket trucks, and etc. EDUCATION AND EXPERIENCE REQUIREMENTS: • Minimum: Graduation from High School or equivalent and four years of HVAC work experience. • Desirable: Diploma in HVAC, Mechanical Engineering, or Industrial Maintenance and three years’ Commercial HVAC service work experience; or an equivalent combination of education and experience. NC HVAC Contractors license preferred. CERTIFICATION AND LICENSURE REQUIREMENTS: • Possession of a valid North Carolina driver’s license. • Ability to pass pre-employment screening. • Hold a valid CFC certification.
