• JOB SUMMARY • Under general the direction of the Supervisor of Facilities Engineering, the HVAC Technician is responsible for operating, inspecting, repairing and maintaining all Heating Ventilation and Air-Conditioning (HVAC) and refrigeration equipment and distribution systems. Ensures safe, reliable and efficient operation through preventive maintenance. Respond to service requests. Maintain space air pressure relationships, temperature and humidity in accordance with the American Society of Heating, Refrigeration and Air Conditioning Engineers (ASHRAE) and Facility Guidelines Institute (FGI) guidelines. Maintain Environment of Care documentation, for HVAC systems, as required by The Joint Commission. Utilizes the Computerized Maintenance Management System (CMMS) to develop, and execute preventive maintenance tasks as defined by the manufacturer or approved alternate maintenance procedures at scheduled frequencies. Performs corrective maintenance and responds to various service requests in a professional manner with appropriate urgency to minimize downtime and provide optimal patient experience. • JOB REQUIREMENTS • Experience: • Three years of technical experience in all aspects of building engineering with a strong background in the technical aspects of HVAC/R, plumbing, electrical, production equipment repair and maintenance. • Education: • High School diploma or GED equivalent. • Associates degree in Engineering, Energy Transfer Systems or equivalent preferred. • Licensure & Certifications: • HVAC - Certificate of Completion in Heating/Ventilation/Air Conditioning Program • Driver - Driver’s license • UCFC - Universal CFC recovery certification (or within 90 days of employment) • MAREFRIG - MA Refrigeration Technician License preferred • SKILLS & ABILITIES • Ability to work independently and take initiative • Good judgment and problem-solving skills • Strong communication, interpersonal and organizational skills • Ability to lift heavy objects, such as pumps, motors, beds, stretchers chemical barrels, air conditioning chassis etc., also ability to work from heights with equipment such as ladders and or staging. • Working knowledge of pneumatic and DDC controls. Understanding of HVAC Controls and Building Automation Systems. • Working knowledge of the refrigeration cycle to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart and temperature measuring devices for routine maintenance and to troubleshoot. • Knowledge of refrigeration recovery, evacuation and charging, understands the installation and sizing of refrigerant piping. • Knowledge of the heating cycle to include: identifying components in heating system, understanding how each component works, diagnosing problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot and repair. • Must be able to troubleshoot advanced electrical circuits. Understanding of AC and DC circuits, single phase and three phase circuits, and series and parallel circuits. Ability to read wiring diagrams. Knowledge of Ohms Law. Ability to use multi-meters to read voltage, current and resistance values. • Working knowledge of the fundamentals of temperature and humidity measurement and control in air conditioning units. Understands the process of treating air so as to simultaneously control its temperature, humidity, cleanliness and distribution. Ability to use a psychometric chart to determine the results of mixing air having various properties. • Knowledge of all types of HVAC systems and how each component within the system operates in conjunction with the other components and how that impacts the overall operations of the system as a whole. QUALIFICATIONS AND SKILLS- include and are not limited to: • 2 years’ experience as an HVAC Equipment Installer and/or completed MEP HVAC Apprenticeship is preferred. • Maintain a valid driver’s license. • EPA Refrigerant certification-if not currently certified will need to obtain within 1 year of employment and maintain these certifications (company provided). • CETP qualifications-if not currently certified will need to obtain within 1 year of employment and maintain these certifications (company provided). • Ability to maintain professional manner in difficult situations and operate well under pressure. • Attention to detail. • Ability to work well independently and as a member of a team. • Strong work ethic, determination, professionalism, and the desire to have a contributing role in our team’s success. • Ability to meet physical demands - climb ladders/stairs, to maneuver in attics, basements, and crawl spaces to access HVAC units and their components. • Be capable of maneuvering equipment and materials in excess of 200 pounds with use of proper mechanical devices and/or additional man power. • Be capable of performing work outdoors with exposure to the elements.
