We are seeking an organized, hands on, knowledgeable and energetic, individual to join our award winning management team as a Maintenance Technician/HVAC. Successful applicant must have the skills and a passion for this field to accomplish property and team goals. Job Summary: Responsibilities include preparation of vacant apartments for move-in and assisting with the service requests and general maintenance requests for an apartment community. Perform various tasks necessary to maintain and enhance the value of the community. Handles service requests for repairs and improvements of vacant apartments to a market ready status expediently. Support community and encourage team performance. Candidate must have their EPA Certification, or willing to obtain upon employment. Candidate MUST have HVAC knowledge and skills to be able to diagnose/troubleshoot and work on air conditioning units. Reports To: Community Manager Wage Status: Hourly (Non-Exempt; eligible for overtime) Job Responsibilities: • Complete regular community inspections. • Monitor the maintenance and up keep of all mechanical equipment at the community. • Monitor and control maintenance inventory and supplies. • Observe contractors’ and vendors’ workmanship to ensure satisfactory performance and project completion. • Perform all HVAC troubleshooting, preventive maintenance, and other HVAC functions and assessments for the community. • Assist Community Manager on special maintenance projects as needed. • Implement preventative maintenance programs. • Perform various community maintenance functions and records and files findings accordingly. • Report any maintenance concerns for repairs on available apartments, models, and/or common areas to the Community Manager. • Ensure quality control in make ready apartments for move in. • Comply with environmental/Operating & Emergency procedures. • Must be available to be contacted 24/7 for emergency on calls and respond accordingly. • Troubleshoot and repair mechanical, carpentry, and electrical problems. • Pool Maintenance - CPO certification is a plus • Emergency Contingency Plans. • Assist in other areas of property including painting, grounds keeping duties, trash pick-up, housekeeping, office support, etc. depending on property needs. • Meticulously maintains curb appeal. Administrative • Apply product knowledge to clients needs. • Maintain open communications with property manager at all times. Resident Relations • Represent the community in a professional manner at all times-on/off property. • Respond quickly and courteously to resident requests for maintenance service, troubleshooting the source difficulty and taking appropriate action to repair and/or restoring service within the quality and time standards established for the community. • Contribute to resident retention programs. Safety • Confirm all work performed per company and community practices as well all local, state, and federal law. • Maintain MSDS Reporting. • Administer the Hazard Communication Program for the Community. • Ensures appropriate use of Personal Protective Equipment and Lock Out/Tag Out procedures. • Immediately correct or report all unsafe conditions. Essential Job Functions: • Demonstrate an ability to perform tasks described above without seeking outside contractor assistance, as well as general knowledge of all maintenance repair and service. • Provide own personal basic hand tools. • Strong HVAC experience a must. Ability to demonstrate and apply troubleshooting and preventive maintenance techniques to HVAC systems. • A minimum of two years related maintenance experience. • A minimum of two years supervisory experience. • Neat, clean, and professional at all times throughout the workday and/or whenever present at the community. • Must possess a positive attitude and the ability to smile under all circumstances... • Fair Housing certified or willing to become certified before conversing and servicing Resident units. • Must be HVAC certified, have EPA certification, minimum 2 years experience in HVAC. • Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, etc.). • Valid driver’s license. • Must successfully pass pre-employment drug test and subsequent random drug testing. • Demonstrate strong communication skills while communicating with residents, co-workers, and senior management. • Wear personal protective equipment as needed. • Be able to climb ladders to a height in excess of 20 feet and lift and carry up to 50 lbs. • Demonstrated ability to contribute to and foster a team approach to serving residents and maintaining a successful community. • Comply with expectations as demonstrated in the Employee Handbook.
