Work is performed under general supervision Building Supervisor or Senior HVAC Technician DUTIES AND RESPONSIBILITIES: • Inspects operation of building systems and equipment such as air-conditioning and refrigeration units, air handling units, elevators, fire alarms, cooling towers, electrical panels, etc.; • Inspects and services pumps, electrical motors, pressure gauges, boilers, compressors, heating and air-conditioning equipment; • Conducts preventative maintainance on HVAC equipment (oumps, exhaust fans, air handlers, boilers, cooling towers and chillers); • Inspects and cleans or replaces bulbs, coils, condensers, rings and bushings, valves, ballasts, safety controls, couplings, fan belts, motors and related equipment; • Installs fule and water supply lines, air ducts and vents, pumps, and other components; • Tests boiler and water treatment operation; • Tests pipes, tubing joints and connections for leaks and makes repairs as needed; • Gases, oils, greases and cleans equipment; • Responds to requests for service on equipment failures, power loss, etc.; • Maintains and repairs various electrical and mechanical equipment; • Keeps records on work and makes reports; • Performs general building maintenance work as required; and • Performs other duties as assigned. KNOWLEDGE, SKILLS AND ABILITIES: • Knowledge of the methods, materials, equipment, tools and techniques of mechanical equipment repair; • General knowledge of basic electricity and working knowledge of electronics; • Knowledge of the hazards and safety precautions associated with equipment maintenance work; • Skilled in the operation of the tools and equipment used in the trade; • Ability to diagnose mechanical trouble in small machines end mechanical equipment; • Ability to diagnose and repair hearing, ventilation, and air conditioning systems: • Ability to understand and carry out detailed oral and written instructions; • Ability to plan and supervise the working relationships with other employees; • Ability to lift materials up tp fifty (50) pounds; • Ability to communicate effectively with co-workers, county employees and the public. MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS: • Requires High School graduation or GED equivalent supplemented by two (2) years of HVAC experience which includes six (6) months in a lead worker capacity; or an equivalent combination of education, training and experience that provides the required knowledge, skills and abilities. PHYSICAL DEMANDS: Physical demands refer to the requirements for physical exertion and coordination of limb and body movement. • Performs medium work that involves walking, standing, stooping, jumping, lifting, digging, pushing and raising objects and also involves exerting between 20 and 50 pounds of force on a regular and recurring basis and 50 to 100 pounds of force on an occasional basis.
