Job Title: HVAC Technician Status: Non-Exempt Staff Position, Full-Time, Full-Year Department: Trades Reports to: Trades Manager NOTE: This description is intended to indicate the kinds of tasks and levels of work difficulty that will be required of positions that will be given this title and shall not be construed as declaring what the specific duties and responsibilities of any particular position shall be. Summary: Knowledge in operating computerized building management/automation systems. Inspect, maintain, repair and replace commercial and residential HVAC-R equipment. Signing Bonus: $2,500 payable after completion of six months of satisfactory employment; additional $2,500 payable after twelve months of satisfactory employment. Essential Duties and Responsibilities include the following: (other duties may be assigned at any time at the discretion of the employee’s supervisor): • Inspect, repair, troubleshoot, modify and replace HVAC equipment including air handlers, hydronic radiators, refrigeration and air conditioning compressors, receivers, condensers, chillers, steam converter units, and pumps. • Conduct regular preventive maintenance inspections of HVAC equipment, including air handlers, natural gas and propane boilers and furnaces, air conditioning equipment, heat pumps, and make necessary adjustments or repairs. • Test and examine boiler and furnace operations, observing meter and pressure gauges; adjust boiler burner combustion. • Repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchangers, high limit controls, pressure controls, safety valves, and automatic gas valves. • Change shafts, bearings and filters on and in air handlers as required. • Troubleshoot and repair or replace plumbing fixtures and appliances. • Using a desktop computer or handheld tablet, operate and understand basic function of computerized Building Automation System (BAS) supplied by Siemens, Honeywell and others. • Operate a variety of hand and power tools, gas torch, vacuum pump, test equipment utilized in the trade; maintain equipment in effective and safe working condition; maintain parts and tool inventory. • Maintain related records concerning time, labor and materials; maintain log of tasks performed and write reports as required. Supervisory Responsibilities: Occasionally supervises work of assistants assigned to help on a particular task.
