Overview Installs, maintains, and repairs refrigeration, air-conditioning, air-handling and heating equipment. Responsibilities • Inspects mechanical rooms for proper operation of heating, ventilation, air conditioning, and refrigeration equipment. Evaluates and executes emergency repairs, adjustments and/or recommends repairs. Determines and implements alternatives for providing continued service. • Reviews complex building and chiller automation systems summary reports and trends for proper operations. Evaluates identified issues which are outside of established set points and makes adjustments. Monitors adjustments to ensure effective corrective action. Utilizes automation systems to evaluate and improve operations. • Performs preventative maintenance and repairs on equipment per procedures. Evaluates effectiveness and makes procedural recommendations for improvements. • Performs work order repairs on HVAC equipment with consideration for impact on ongoing operations. Evaluates the nature of their reported problem, determines the most effective method of analysis and corrective measures, assures problem correction, and necessary follow-up. • Install heating, ventilating, air conditioning and refrigeration equipment, including controls and related fixtures such as air and water filters and piping used by refrigeration. • Maintains, repairs, and completes preventative maintenance on various types of refrigeration units including but not limited to refrigerators, walk-in coolers, ice machines, and chilled water units for drinking water. • Checks equipment for malfunctions by observing pressure and vacuum gauges and other indicators, by adjusting controls, in testing joints and connections for gas leaks, by using testing equipment such as voltmeters, ohmmeters, amprobes, etc. to ensure proper operation. • Maintains, rebuilds, and replaces worn or defective parts, replacing and/or reclaiming specified gases or fluids into systems, by lubricating motors and bearings etc. • Calculate heat loads for new installations and treats both open and closed water systems such as cooling towers by adding algicides to prevent the spread of airborne bacteria • Performs related work such as pipe fitting, pipe threading, soldering, and brazing of joints, installation of compressors, temperature controls, humidity controls and circulating fans • Evaluates and recommends needs for supplies in the storeroom and to accomplish work orders and projects. • Knowledge of and inspection of Building Automation Systems. • Evaluates equipment and systems making recommendations for improved cost-effective operations. • Knowledge of electronic, electrical and DDC and pneumatic HVAC control systems. • Participates in on-call rotation support. • Performs other duties as required or assigned. Qualifications • High School Diploma or equivalent (GED) is required with 2 years of technical school in refrigeration, air-conditioning, and/or heating and two years of field experience required. • Knowledgeable in computer operations with particular emphasis in building automation systems. • Blueprint and control schematic reading experience. • Air balancing experience required. Required Licensure/Certifications • Valid driver’s license with a clean driving record required in accordance with DH’s Driver Disqualifications Guidelines. • Universal HVAC Refrigeration License • Valid HVAC Certification • 2 trade specific certifications (or similar trade License) required. (Ex: Gas Fitter, Pipe Fitter, Air Balancing, Controls) • 4 years’ experience or equivalent schooling. • Obtain ASHE Health Care Physical Environment Worker Certification within 30 days of hire.
