Supervisor Facility Maintenance (Electrical and Plumbing)

Supervise staff maintenance, to include: Schedule employees and ensure proper coverage for shifts and employee time management. Instruct and assign work to maintenance staff, to include: \ plumbers and electricians. Oversee maintenance of building systems and building structures to include elevators and campus high voltage distribution. Plan, schedule, and assign daily, weekly, and monthly work orders and special projects; conduct inspections of preventative maintenance, repairs, cleaning, adjustment of systems, installations, and replacements on equipment. Oversee projects in progress to ensure proper completion. Coordinate safety training and enforce safety rules and regulations. Provide oversight and quality control of work being performed. Train and evaluate the performance of employees. Conduct new employee orientations and routine safety meetings. Conduct performance appraisals. Assign daily, weekly, and special project assignments, approve leave requests and adjust the work schedule as needed. Participate in the interview process for new hires. Recommend new hires, transfers and promotions. Determine and administer disciplinary action for employees, in accordance with the Memorandum of Understanding and/or University policy and procedure. Respond to needs to support FPO activities across the campus. Utilize Computerized Maintenance Management System (CMMS) for work order management and receive service requests and dispatch technicians. Evaluate and prioritize work orders. Ensure responsiveness and a high level of customer service is conveyed. Examples of Duties Plan, supervise and monitor all activities of the Facility Maintenance employees assigned to position.-55% • Plan, schedule, supervise, coordinate and monitor all activities of the maintenance department assigned to work group. Perform and oversee inspections and quality control for all maintenance activities assigned to area daily. • Assist facilities department, leadership, manager and fellow supervisors with supervision of all maintenance areas. Monitor, enforce quality standards/ goals for the department and policy and procedures for the facility maintenance department. Provide and document training and coaching. • Supervise and train assigned employees in order to develop their maximum potential and effectiveness. • Guide, recommend, coach and give technical assistance in such matters of university policies, procedures, operating methods, safety, techniques and procedures, discipline and employee relation issues for your assigned work group. • Interview and recommend new hires, train employees, schedule staff to provide timely and sufficient coverage for campus, review and approve time. Inspect employee work to ensure it meets requirements, coordinate and approve leave request, conduct performance appraisals, discipline employees in accordance with University policies, investigate and report employee accidents, and recommend disciplinary action. Supervise a pro-active maintenance program to preserve university assets.-30% • Plan, schedule and provide oversight of the maintenance program including inspection, preventive maintenance and repair of electrical, mechanical equipment, and other building systems and and components to ensure reliability and longevity for your assigned shift, employees and area. • Administer and monitor building maintenance inspections on a periodic and recurring basis. Assure that work conditions are safe and conducive to efficient operations. Assigned employees are trained, qualified and reviewed annually. • Maintain university assets necessary to comply with local, state and federal. • Educate, monitor and enforce University policies and procedures. Review and Monitor the facility maintenance supervisor area budget.-15% • Continuously monitors expenditures in all categories to assure the budget is not exceeded and the Funds are effectively utilized. • Support Facilities Manager and FPO senior management as required. Participate in meetings, attend training and assist with Strategic goals, plans, an objectives of the FPO department and University. Typical Qualifications Education: • High school diploma or equivalent, Education/Experience substitution (specify) • Bachelors degree in Construction, Management or Trades related field preferred. • Education may be substituted for experience or experience may be substituted for education based on the following: AA = 2 years experience; BA/BS = 4 years experience; MA/MS = 6 years experience. Experience: • Four years of experience with various building support systems to include: plumbing and electrical in a commercial, industrial or institutional setting required. • Two years supervisory experience in a facilities/maintenance/trade shop required.
