HVAC Electrical Maintenance

Reports to: Maintenance and Grounds Supervisor Job Summary: The General Maintenance Worker will perform general maintenance and repairs for assigned equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, appliances and other building systems. Duties/Responsibilities: • Inspects and identifies equipment or machines in need of repair. • Troubleshoots issues to determine necessary repairs. • Plans repair work using building’s blueprints or equipment manual as needed. • Performs general repairs. Examples may include repairing drywall, painting, repairing doors and other building fixtures, electrical repairs, lighting system maintenance and replacement including trouble shooting, HVAC maintenance and repairs. • Performs routine maintenance on building systems. • Cleans and assists with upkeep of the facilities. • Orders supplies and materials needed for repairs and maintenance. • Performs other related duties as assigned. Required Skills/Abilities: • Ability to follow instructions from supervisors or senior maintenance workers. • Knowledge of general building maintenance, HVAC, electrical, plumbing, etc. • Ability to use hand tools and power tools. • Ability to work independently and as part of a team. • Excellent organizational and time management skills. Education and Experience: • High school diploma or equivalent required. • Electrical and or HVAC experience preferred. • On-the-job training offered. Physical Requirements: • Prolonged periods standing and walking. • Must be physically able to climb ladders, bend, or crawl into awkward spaces. • Must be able to lift up to 50 pounds at a time.

Job Summary The Electrical Apprentice works under the guidance of an Electrical Foreman or Electrical Superintendent assisting with tasks as assigned. This position assists with installations troubleshooting repairs and calibrations of electrical systems and equipment. Duties/Responsibilities: • Interpret blueprints and schematics. • Update work logs client accounts and handling other administrative duties as required. • Disassemble defective electrical equipment replace defective or worn parts and reassemble equipment as needed. • Transport tools materials equipment and supplies to worksite. • Install and repair electrical wiring systems and fixtures. • Ensure electrical installations comply with electrical codes. • Install circuit breakers and other electrical hardware and connect wiring accordingly. • Connect electrical systems to service equipment. • Test electrical systems to ensure proper installation and operation. • Replace conduit wiring and circuit breakers as needed. • All other duties as assigned. Required Skills/Abilities: • Proficient knowledge of National Electrical Code (NEC) local codes and OSHA Safety Standards. • Interest in all aspects of trade-related materials components equipment systems methods of installation safety procedures safe work practices trade-related calculations blueprint and drawing interpretation and troubleshooting. • Willingness to learn. • Attention to detail and strong communication skills both orally and in writing. Education/Experience: • High school education or GED. • Nebraska Electrical Apprentice License • Completion of electrician training program preferred. • Knowledge of NEC codes preferred. Physical Requirements: • Ability to work in a variety of environments including indoor outdoor hot cold and confined spaces. • Ability to remain in a stationary position stand kneel or crouch for extended periods. • Ability to climb ladders scaffolding and stairs. • Frequently move and transport materials and tools weighing up to 50 pounds. • Ability to use hands and arms for installing connecting and manipulating electrical components and tools. • Ability to work safely at heights and in proximity to electrical equipment.
