HVAC Tech- must have at least 5 yrs of experience

JOB SUMMARY: Under the direct supervision of the Director of Plant Operations and the Supervisor, the HVAC Tech performs daily work routines to ensure safety and comfort of guests, patients and employees. EDUCATION, EXPERIENCE, TRAINING 1. High School Diploma or GED. 2. Must have experience in one or more building trades. 3. Must have a minimum of 5 years experience in building maintenance environment. ESSENTIAL FUNCTIONS 1. Checks all chillers, cooling tower and air handling equipment. 2. Checks and calibrates pneumatic controls. 3. Checks and calibrates VAC boxes. 4. Checks and cleans patient room air conditioners. 5. Changes air filters as needed. 6. Checks all hot/cold complaints, routine work orders. 7. Maintain preventative maintenance program on all equipment. 8. Keeps tools and areas in clean and safe working order. 9. Greases all equipment as needed. 10. Checks and adjusts or changes belts as needed. 11. Services all window units and patient room AC units as needed and requested. 12. Repairs, replaces bearings and seals on all equipment. 13. Ensures operation/air damper controlled by fire alarm. 14. Maintains regular attendance. 15. Performs other duties as required.
