Job Description This technician performs field activities associated with supporting the installation, maintenance and servicing of heating, ventilating and air conditioning systems for commercial customers. Duties Include, But Are Not Limited To • Perform on-site preventative maintenance, routine repair and calibration after installation. • Handle basic, non-complex products and/or problems, referring more complex problems to higher-level technicians. • Uses experience and technical skills with preventive maintenance and system operations to determine service requirements. • Advises manager of preventive maintenance inspections performed and corrective actions to be taken. • Works in a team-based environment to share information and workload while ensuring customer satisfaction. • Must work in a safe manner on a daily basis and ensure that all safety measures are taken at all times. • Performs other duties as assigned. • Flexibility to work overtime, on-call and weekends, as required. Summary Under general supervision of the Facility Maintenance Manager and the Facility Maintenance Lead, the HVAC Technician performs complex (journey-level) heating, ventilation, and air conditioning (HVAC) mechanical work. This position involves treating a variety of problems and situations and affects the operation of maintenance services, which may include the well being of the employees and citizens of Hays County. Responsibilities Performs maintenance on Hays County HVAC equipment and systems. Observes and performs routine inspections to ensure efficiency of HVAC systems. Works with the Facility Maintenance Lead to schedule sub-contractors. Checks performance of thermostats, automatic controls, and gauges. Removes and installs motors, thermostats, and humidistats. Inspects job sites to ensure HVAC contractor compliance, proper workmanship, and safety. Checks gauges and perform preventative maintenance work. Preforms HVAC filter changes throughout the county on all Hays County HVAC units as scheduled by the Facility Maintenance Manager and Facility Maintenance Lead. Cleans, services, oils, and adjusts equipment, tightens fittings, aligns and repacks pumps, replaces belts, and changes and cleans filters. Coordinates the ordering of HVAC parts and materials with the Facility Maintenance Lead. Maintains records and prepares reports on repairs and service to HVAC equipment. Tests equipment for refrigerant leak, charging, and metering device issues. Repairs or adjusts valves, piping connections, fittings, and couplings. Works with the Facility Maintenance Lead to create and implement preventative maintenance schedules. Makes and returns phone calls. Repairs and replaces worn or broken parts on condensers, compressors, and water and vacuum pumps. Interacts with customers to gather and disseminate information. Works with the Facility Maintenance Lead on the maintenance of HVAC systems and air removal systems. Responds to after hour on calls related to emergency HVAC issues. Supervises special projects as assigned. Reads blueprints, manuals and schematics to ensure proper repair and/or maintenance of equipment. Performs other duties as assigned. Education and/or Experience Education and/or Experience Any combination of experience or training may be substituted on a year for year basis. Requires High School diploma or equivalent. Vocational or special training in the HVAC trade is preferred. Two years of experience providing building construction, maintenance services, and/or HVAC services.
