As a HVAC Technician, you will be responsible for daily support activities, including: • Providing a level of expertise in performing preventive, predictive and corrective maintenance to a wide variety of industrial or commercial facility HVAC equipment. • Ensure optimal and continuous operation of mechanical systems by performing routine inspections and maintenance, monitoring metering equipment and adjusting levels as necessary. • Identifying and correcting any safety-related issues and performing independent equipment evaluations to identify potential equipment failures. • Operating, maintaining, diagnosing, troubleshooting, and repairing ventilation equipment, pumps, fans, chillers, rooftop AHU’s, split systems, compressors, refrigeration, and other mechanical equipment as needed. • Utilizing the building automation system to track building conditions and the operation of facilities equipment. • Provide a level of expertise in the efficient operation of all HVAC systems. • Recharging refrigerant levels, checking for leaks, and ensuring the refrigerant cycle is functioning correctly in air conditioning, and refrigeration systems. • Utilizing strong mechanical and electrical skills to complete assignments. • Performing preventive and predictive maintenance on HVAC control and operating systems as scheduled from a Computerized Maintenance Management System (CMMS). • Responding and providing service and feedback to the customer on all work orders while assuring compliance to codes, regulations, and industry standards. • Performing the functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required. • Operating various measuring, diagnostic, and testing instruments to help provide energy efficiency solutions. • Complying with Good Laboratory Practices (GLP). • Maintaining a strict schedule in order to be successful in the assignment. • Performing other duties as assigned by Management or Lead. Minimum Requirements • High school diploma or demonstrated equivalent. • EPA Universal Refrigeration License • Five years of experience as an HVAC/R maintenance technician in industrial and/or commercial environments or demonstrated equivalent combination of education and experience. • Ability to pass a medical evaluation for respirator use and be able to successfully complete a fit test for several types of respirators. • Ability to obtain a security access badge at our client’s location. • Ability to read and understand information contained in a variety of documents or displayed on a computer screen. Demonstrated fluency in computer use including the full Microsoft product line. • Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested. • Must be able to obtain and maintain facility credentials/authorization. Note: US Citizenship or Permanent Residency is required for facility credentials/authorization at this work location. • This position does not include sponsorship for United States work authorization. Some physical/special requirements include: • Regularly lift to 50 lbs • Regularly climb ladders, steps, and scaffolding • Repetitive motions: bend, stoop, squat, kneel, stretch, reach, wrist movement • Walk extensively throughout the plant during shift • Work at an accelerated pace in emergency conditions • Ability to differentiate colors pertaining to wire color-coding • Wear steel toe safety shoes, safety glasses, gloves, hard hats, and other Personal Protective Equipment as needed. • Cope with demands (stressors) that are associated with the job and/or the work environment. Preferred Requirements • Technical degree preferred. • Experience working in a GMP or similar regulated environment such as hospitals, biomedical or pharmaceutical campuses • Ability to read and understand repair manuals, specifications, drawings, and schematic diagrams. • Experience working with heavy industrial or manufacturing plant steam systems, centrifugal chillers, air handling units, turbines, boilers, cooling towers, air compressors, air dryers, heat exchangers, exhaust systems, pneumatic controls, and building automation control systems. • Experience using a Computerized Maintenance Management System (CMMS); EAMS experience is a plus. • Experience interpreting a variety of instructions furnished in written, oral, diagram, or schedule form. • Excellent verbal and written communication skills. Education and Experience Experience: These abilities normally would be acquired through progressively responsible experience in the installation, adjustment, maintenance and repair of commercial and domestic refrigeration and air conditioning systems involving modulatory and safety controls, thermostats, humidifiers and duct stats as well as one year of experience in the installation and repair of central multi-zone air conditioning systems. In addition, journey-level skill equivalent to that acquired through the completion of a refrigeration or air conditioning mechanic’s apprenticeship program is required. Key Qualifications • Ability to analyze, respond appropriately to emergency situations and to recognize, secure and report unsafe conditions immediately. • Diagnose and repair major malfunctions in the complex multi-zone air conditioning systems. • Diagnose and repair the full range of refrigeration equipment including centrifugal and absorber equipment and/or screw, scroll and reciprocating refrigeration equipment. • Associate’s degree and/or NATE (North American Technician Excellence) certification is preferred. • A minimum of five (5) years of full-time, journey-level experience is preferred in all phases of HVAC/R work, including the installation, maintenance, and repair of air-conditioning systems with capacities of 10 tons or greater, and HVAC systems in multi-story buildings. • Knowledge of latest equipment and methods recommended for proper and expeditious work practices. • Experience operating, maintaining, and troubleshooting central plant systems, including chilled water plants and cooling towers. • Familiarity with thermal energy storage (TES) systems, including control logic and operational strategies. • Understanding of hydronic distribution systems, pumps, and associated control valves. • Familiarity working with building automation systems (BAS/DDC) for campus-wide HVAC coordination. Licenses/Certifications Required • Valid California Driver’s License or the ability to obtain one within 10 days of hire. • Valid Certification in the proper handling and use of refrigerants, as required by federal EPA regulations.
