Job Summary We are seeking a skilled HVAC Technician to join our team. The ideal candidate will have a strong background in heating, ventilation, and air conditioning systems. This role involves installing, maintaining, and repairing HVAC systems in both residential and commercial settings. The technician will be responsible for ensuring that all systems operate efficiently and meet safety standards. Duties • Install, maintain, and repair HVAC systems including air conditioning units, boilers, and heating systems. • Troubleshoot and diagnose issues with HVAC equipment to ensure optimal performance. • Perform routine maintenance tasks such as cleaning filters, checking refrigerant levels, and inspecting ductwork. • Collaborate with team members to design and build custom HVAC solutions tailored to client needs. • Utilize mechanical knowledge to plumb and weld components as necessary during installations or repairs. • Provide excellent customer service by communicating effectively with clients regarding their HVAC needs and system performance. • Keep accurate records of service performed and materials used for each job. SECONDAY DUTIES WILL INCLUDE GENERAL APARTMENT MAINTENANCE MAINTENANCE OF VACANT APARTMENTS Inspects vacated apartments and completes checklists in regard to make-ready. Informs Maintenance Supervisor and Manager of needed services and repairs. Routinely performs duties as required to restore the apartment to “market ready” status: Trash out of apartment, i.e. removing trash, furniture, food items to the dumpster. Checks all lights and replaces as necessary. Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets. Checks applicable appliances and performs basic repairs. Notifies Maintenance Supervisor if an appliance cannot be repaired. Assists in changing or removing appliances from apartment. Makes keys when necessary. Checks faucets and sink plugs and repairs/replaces as necessary. Replaces washers when needed. Performs exterior repairs to sinks, bathtubs, etc. Preparation for and painting of all interior, wood trim, etc. including plastering holes in walls. Repairs or replaces curtains, mini-blinds, ceiling fans, etc. Inspects bathroom tiles, performs minor repairs/replacements. Changes A/C filters. Operates carpet cleaning equipment to clean carpets, if applicable. Complete turns within one (1) working day from the date of move-out on an easy turn or within three (3) days on a difficult turn. DAILY INSPECTION/HOUSEKEEPING OF COMMUNITY Maintain a clean and safe community by: Sweeping and picking up trash & debris from sidewalks, walkways, parking lots, playgrounds, recreation facilities, dumpster area, pool area, etc. Be aware of the condition of the physical property throughout the community and immediately correct or report hazardous conditions, i.e. broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc. GENERAL Assist with work orders as required. Must have knowledge of basic maintenance: 1. Plumbing (including water lines) Locate and operate water valves to ponds, fountains, pools and irrigation. Location of gas shut-off valves and water meters. Location and inspection of backflow devices. Location of sewer clean-outs. Replace and repair faucets. Ballcock adjustment or replacement. Use of 25 foot electric snake. Troubleshoot and repair plugged drains. Adjust thermostat setting on water heaters, replace pressure relief valve, replace water heater element, distinguish 110-240 volt. Repair broken or defective sprinkler head. Pull toilet stool and replace wax ring. 2. HVAC Repairs Troubleshoot motors and compressors to detect problems. Change motors as needed. Must have proper certification required by EPA when recovering refrigerant from compressors. Evaporative cooler maintenance. 3. Appliances Replace door seal, level and balance refrigerators. Replace thermostat on ranges. General repair and replacement of garbage disposals. Replace/adjust door seal, replace timer and troubleshoot problems on dishwashers. 4. Electrical Locate electrical panels for each building for emergency shut-off. Replace breaker, duplex receptacle, light switch, light fixtures, etc. Locate shorts with a volt ohm meter. 5. Carpentry Replacement and re-keying of lock sets. Adjustment of hardware to properly fit doors, cabinet drawers and doors, windows and sliding glass doors. Preparation for and painting of all interior, wood trim, rails and fencing. 6. Landscape Maintenance Be familiar with water needs. Notify landscaping company of any water issues that may be present. 7. Roofing, gutters, fasteners. Keep gutters clean of debris. Troubleshoot to locate leaks. 8. Interior/exterior lights Replace burnt-out bulbs as needed. 9. Streets/sidewalks Use of cold patch 10. Pools/Jacuzzis Maintain proper chemical levels (if certified) on a daily basis. Clean the pool and Jacuzzi on a daily basis and the surrounding area. 11. Special projects or other responsibilities as required by Maintenance Supervisor or Property Manager.
