Apartment Maintenance Technician - HVAC

Description: Real Estate Development and Property Management company is seeking a talented, reliable Apartment Maintenance Technician (HVAC Certified) for our multifamily apartment community. The main function of the Apartment Maintenance Technician is to organize, prioritize, and complete resident work orders and turnovers. The ideal candidate will have prior apartment maintenance experience and well-rounded skills such as HVAC, electrical, plumbing, and carpentry. Requirements: • Ensure work orders/turnovers are completed effectively and efficiently. • Maintain a count of outstanding work orders and report to the Property Manager daily. • Keep the maintenance area neat and clean. • Work on call rotations for maintenance emergencies. • Coordinate with the Property Manager on purchasing parts/material as needed. Essential Skills/Abilities: • HVAC certification. • HVAC, plumbing, electrical, and carpentry experience. • Ability to support and contribute to the team. • Positive attitude. • Two (2) years' experience in previous relevant maintenance field. • Neat, clean, and professional. • Attendance is an imperative job function. Facility HVAC Technician

Job Title: Facility HVAC Technician Job Description The position entails performing service work and repairs on HVAC equipment, diagnosing issues, and executing necessary repairs. Technicians will be required to work on rooftops and within the facility, involving climbing ladders and using lifts. The role is full-time, offering 40 hours a week, with shifts available from 2 PM to 10:30 PM and 10 PM to 6:30 AM. Responsibilities • Perform service work and repairs on HVAC equipment. • Troubleshoot and diagnose HVAC issues. • Execute necessary repairs following diagnosis. • Work on rooftops and within the facility. • Climb ladders and use lifts to access equipment. • Read and interpret blueprints for installation and repair. Essential Skills • Experience in commercial or industrial HVAC service. • State Certified Journeyman card holder or equivalent certification proving 8 years of experience. • Proficiency in troubleshooting and making repairs. • Experience working on RTUs, chillers, water towers or cooling towers, VFDs, and boilers. • EPA Certification. Additional Skills & Qualifications • Experience with chilled water systems, cooling towers, and boiler repair. • Competency in preventive maintenance and air conditioning systems. • Knowledge of sheet metal work. HVAC/Refrigeration Technician

Job Summary: The HVAC and Refrigeration Technician primary focus is to perform daily maintenance of refrigeration and HVAC equipment. This role is responsible for maintaining heating, ventilation, air conditioning/refrigeration, systems diagnosing and repairing, to meet operational and safety standards. Supervisory Responsibilities: • None Duties/Responsibilities: 1. Perform daily inspections and preventive maintenance on HVAC and refrigeration systems to ensure efficient operation and longevity (filter, belts, grease) 2. Identify and troubleshoot issues with heating, cooling, and refrigeration systems. Carry out repairs or replacements as needed. 3. Perform inspections of HVAC and Refrigeration equipment and training. 4. Maintain accurate records of equipment maintenance, repairs, and installations. Keep detailed logs to track system performance on CMMS system. 5. Ensure all work is carried out in compliance with relevant regulations, codes, and safety standards. 6. Respond promptly to emergency calls and provide effective solutions to restore system functionality. This may include overnight, and weekends as needed. 7. Manage and maintain tools, equipment, and HVAC/R spare parts inventory. Required Skills: 1. Strong understanding of HVAC and refrigeration systems. 2. Basic knowledge of electrical systems and controls. 3. Excellent troubleshooting and problem-solving skills. 4. Ability to read and interpret technical manuals and drawings. 5. Strong attention to detail and commitment to safety. 6. Effective communication skills. Qualifications: 1. EPA608 Technician Certificate, Valid License and Field Experience 2. Lift and carry up to 50 pounds. Stand, bend, kneel, and climb as needed. 2. Use hand and power tools with precision. 3. Navigate confined spaces and crawl through ductwork.
