Duties • Install, maintain, and repair HVAC systems including air conditioning units and refrigeration systems. • Conduct regular inspections to ensure systems are functioning efficiently and safely. • Troubleshoot issues with HVAC equipment and perform necessary repairs or replacements. • Read and interpret blueprints, schematics, and technical manuals to understand system layouts. • Perform routine maintenance tasks such as cleaning coils, changing filters, and checking refrigerant levels. • Maintain accurate records of service performed on equipment for compliance and tracking purposes. • Collaborate with property maintenance teams to address any HVAC-related concerns in residential or commercial properties. • Operate company vehicles for transportation to job sites as needed. Skills • Strong mechanical knowledge with hands-on experience in HVAC systems. • Ability to read schematics and technical documents effectively. • Proficiency in refrigerate systems including ammonia refrigeration is preferred. • Experience in property maintenance is a plus. • Basic welding skills may be beneficial for certain repair tasks. • Valid driver's license with a clean driving record for operating company vehicles. • Excellent problem-solving skills with attention to detail to ensure high-quality workmanship. Responsibilities Maintaining HVAC systems – 80% • Installs, inspects, maintains, repairs and performs preventative maintenance on all heating, air conditioning, ice making, refrigeration, and ventilation systems. • Maintains and applies current knowledge of steam distribution, piping, valves, chilled and hot water reheat systems and Pressure Reducing Value (PRV) operation. • Inspects HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) for evaluating condition, identifying necessary repairs and recommending preventive maintenance. • Responds to emergency situations during or after hours for resolving immediate safety concerns. • Maintains knowledge of departmental equipment procedures for power outages. • Follows Standard Precautions using personal protective equipment as required. • Informs personnel regarding procedures and/or status of work orders for providing information for making decisions, taking appropriate action and/or complying with building and safety regulations. • Maintains vehicle, tools and equipment for ensuring availability in safe operating condition. • May coordinate, maintain and repair all energy management systems. Special Projects – 20% • Participates in meetings, workshops, training, and seminars, as assigned for conveying and/or gathering information required to perform job functions. • Assists with special projects as assigned.
