Job Summary The Maintenance Technician is responsible for ensuring the smooth operation of building equipment and systems, adhering to safety procedures and maintenance schedules. This role involves troubleshooting, repairing, and maintaining electrical, mechanical, and plumbing systems, as well as performing preventive and general maintenance tasks. Main Responsibilities • Complies with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area. • Repairs or replaces defective equipment, components, or wiring. • Tests electrical circuits and components for continuity, using electrical test equipment. • Reassembles and tests equipment following repairs. • Inspects and tests systems to verify system compliance with plans and specifications and to detect and locate malfunctions. • Records and reports all faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders. • Adjusts system controls to setting recommended by manufacturer to balance system, using hand tools. • Recommends, develops, and performs preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filters. Requirements • High School diploma or GED. • Must have completed at least two (2) maintenance certificates such as: Universal Refrigeration Certification, NFPA96, recreational water treatment, CPO (Certified Pool Operator), CSP (Certified Service Professional), Level I Locksmith Certification (or other such Facilities Maintenance certification). • Must have at least three years general commercial property maintenance experience. • Must have good hearing and eyesight. • Must have ability to read, write, and understand English. • Must have a valid and current State Driver's License and an insurable driving record for purposes of driving company vehicles as required. Working Conditions The Maintenance Technician will work in a fast-paced environment, often under pressure to meet deadlines. The position requires flexibility and willingness to work odd and irregular hours, including nights, weekends, and holidays. Regular travel and participation in training may be required.
