STEELWORKER Manage construction operations, craft steel structures, and perform welding, cutting and other specialized metalwork operations. Key Responsibilities • Planning & Execution • Collaborate with the Project Manager to review and maintain accurate construction schedules. • Ensure timely project starts and proactively address any delays. • Update schedules daily and communicate changes effectively. • Quality Control & Craftsmanship • Review and interpret construction plans and job selections thoroughly. • Cross-check selections against plans, noting any discrepancies. • Verify framing, dimensions, and layout accuracy at every construction phase. • Ensure all work meets or exceeds company and model home standards. • Subcontractor Management • Conduct phase-specific walkthroughs with subcontractors before work begins. • Use ARH Scope of Work, Construction Practices, and Production Checklists to set expectations. • Monitor subcontractor performance and recommend changes when necessary. • Customer Communication & Satisfaction • Lead pre-construction and frame walk meetings with homebuyers. • Provide progress updates, schedules, and photos via the Customer Portal. • Oversee the Gold Standard Closing process (five or fewer cosmetic issues at closing, resolved within 15 days). • Follow up with homeowners weekly for at least four weeks post-closing. • Jobsite Safety & Cleanliness • Maintain safe, organized job sites in compliance with regulations. • Conduct safety meetings with subcontractors and document attendance. • Ensure cleanup per scope of work requirements. • Materials & Cost Control • Verify and protect all material deliveries on-site. • Manage returns and prevent material loss. • Issue purchase orders prior to any work or material orders-no work proceeds without a PO number. • Change Orders • Communicate homeowner-requested changes to the Project Manager. • Secure signed change orders before work begins. Qualifications • Proven experience as a Construction Manager or in a similar residential homebuilding role. • Ability to read and interpret construction documents, blueprints, and scopes of work. • Strong leadership, organizational, and communication skills. • Knowledge of residential building codes, safety standards, and best practices. • Ability to manage multiple projects and meet deadlines. • Proficiency in construction management software and scheduling tools.
