This individual is responsible for completing tasks and work assignments related to the systematic inspection, detection, and correction of early failures of equipment or facilities. This position works both under the HVAC team and independently on tasks and performs moderately complex to complex tasks with varying levels of supervision. This position will be expected to interact with students, faculty and staff in a professional manner that enhances work effectiveness for the HVAC crew. Core Duties • Review and respond to work orders received through the University work order software system and complete assigned tasks – including any necessary follow-up or customer service. • Follow and perform preventive maintenance plans, including regularly scheduled tasks, i.e., change filters, belts, align pulleys, clean coils, obtain amp draws, CSD-1 checks on boilers etc. • Inspect and clean systems, areas, and mechanical rooms, interpreting verbal and written guidance and translating that guidance into work; maintain tools and equipment for service and maintenance activities. • Assist in maintaining, troubleshoot and repair HVACR equipment, including walk-in and reach- in coolers/freezers, air handlers, rooftop units, small split-systems, VRF systems, water source heat pumps, chillers, blowers, dampers, valves, change thermostats, repair/replace coils, fans etc. • Provide support to HVAC team as safety spotter and assistant to system repairs. • Act as Physical Plant weekly on-call staff person approximately once every 10 weeks (after training). • Respond to facilities emergencies on campus and provide timely resolution to problems. • Other duties as relevant to the duties of the position or as assigned by supervisor or designee. Education & Experience • Required: 1-2 years of experience with mechanical equipment. • Required: experience using hand and power tools. • Preferred: experience using a variety of heavy equipment, such as high lifts, forklifts. • Preferred: associate degree, or additional training, or certification in mechanical trades.
