HVAC / Maintenance Technician

HVAC / MAINTENANCE TECHNICIAN Under the direction of the Maintenance Manager, the HVAC / Maintenance Technician serves as the campus’s sole technician in HVAC service and repair—playing a critical role in shaping the daily comfort, safety, and functionality of our learning environment. This independent, hands-on position is responsible for maintaining and repairing a variety of residential and light commercial HVAC systems that support classrooms, labs, administrative offices, and student spaces. The work performed directly impacts the success of our students and employees by ensuring a well-maintained, climate-controlled campus where people can thrive. The ideal candidate will bring strong attention to detail, excellent organizational skills, and a proactive, solutions-oriented mindset. In addition to HVAC responsibilities, the technician will support general building and grounds maintenance, contributing to the overall care and appearance of the campus. This is a full-time, on-site role with a standard schedule of 40 hours per week, Monday through Thursday. Flexibility for occasional after-hours or overtime is expected to meet campus needs. WORKING CONDITIONS: Duties are performed on campus and off-site as needed. Working effectively and collaboratively in a team environment is a must. Working conditions are as follows: Working indoors and outdoors is required. When working outdoors, you will be subject to inclement weather. The work will be strenuous at times and will include lifting heavy objects, climbing ladders and stairs, operating lift equipment, maneuvering in tight and awkward spaces, and standing, bending, sitting, reaching, crouching, stooping, and kneeling for long periods of time. ESSENTIAL JOB FUNCTIONS: • Inspect, maintain, troubleshoot, and repair a variety of HVAC systems such as boilers, heat pumps, cooling towers, roof top package units, mini splits, water source heat pumps, etc. • Assist with installing a variety of HVAC systems, such as heat pumps, roof top package units, mini splits, water source heat pumps, etc. • Monitor the campus DDC system and collaborate with external vendors to troubleshoot and resolve issues. • Maintain a detailed database of the school’s HVAC systems to track equipment, preventative maintenance, and repair records. • Assess HVAC systems for efficiency, performance, and reliability. Suggest repairs or replacements, create project plans, and identify utility incentives to help support campus operations, occupant comfort, and energy efficiency goals. • Read and understand floor plans and technical diagrams to make sure building systems like HVAC, electrical, and plumbing work properly. This includes identifying system parts, knowing their layout, and using the diagrams to do inspections, maintenance, and repairs when needed. • Collaborate with vendors to obtain equipment quotes, discounts, project bids, and warranty claims. • Oversee HVAC contractors working on campus from the beginning to the end of the project, to ensure goals are met and work is done properly. Communicate with contractors about any changes, concerns, or issues with their work to avoid extra costs, delays, or unfinished tasks. • Quickly and professionally address HVAC concerns like temperature issues, airflow, noise, odors, leaks, and system alarms. Communicate clearly with occupants to meet their needs and maintain a comfortable learning and working environment. • Oversee the inventory of HVAC tools and chemicals to ensure the necessary resources are available for the role and to support the operation of HVAC systems. • Collaborate with faculty or contractors during the removal and installation of HVAC equipment on campus to ensure the safety, performance, and outcomes desired. • Install copper refrigerant lines, pull vacuums on refrigerant systems, solder, and braze. • Install and program various thermostats and run low voltage communication wire. • Install basic ductwork and duct fittings to ensure proper sizing, flow, and connections. • Properly connect gas lines to heating equipment. • Perform start-ups on heating and cooling systems, and other components to ensure proper operation. • Remove and recycle old equipment, properly recover and recycle refrigerant, and dispose of trash. • Perform a variety of building and grounds maintenance tasks as needed. • Adhere to standard operating procedures, laws, and regulations to ensure safety and compliance. • Skillfully operate, maintain, and repair a diverse range of manual and power tools, ensuring all equipment is used safely and efficiently. • Load, unload, and deliver shipments using a forklift, pallet jack, and hand truck. • Remove snow and ice from parking lots, sidewalks, and buildings, during and after business hours using shovels, snow blowers, and plow trucks, repeatedly and for prolonged periods of time. • Perform event set-up and clean-up. • Secure facilities, equipment, and property as required. • Respond to FMX requests in a prompt and courteous manner. • Foster a positive and cooperative work environment by demonstrating respect, reliability, and a willingness to help others. • Show commitment to professional development by engaging in ongoing learning and skill enhancement opportunities. • Perform other duties as assigned. • Medium to heavy work requiring prolonged or repeated use of hands and wrists, standing, walking, climbing, stooping, kneeling, crouching, and frequent lifting and carrying of 50lbs.
