State Classified Hourly No Description of Work Unit Building Automation Services (BAS) works to provide quality services in order to maintain the campus building control systems for the benefit of the university community, by providing a safe comfortable environment, conducive to the educational and research requirements of Colorado State University. BAS provides quality trade maintenance services, including mechanical (heating, ventilation and air conditioning (HVAC), building pressure, etc.), electrical systems, and construction project management in relation to BAS HVAC systems. These services are to create and maintain a functional environment that meets or exceeds university needs for instruction, research and outreach. BAS monitors, operates, maintains, improves and expands the campus-wide BAS networked controls, graphics, and alarm management systems. Major building components effected are heating, ventilation, cooling, and building pressure. Buildings are used for instruction, research, and contain technologically advanced bio-safety level III containment and drug manufacturing facilities. Position Summary We are hiring two HVAC Building Automation System Technicians: one focused on Alerton Controls and the other specializing in Johnson Controls systems. These positions function as the staff authority and specialize in Alerton or Johnson Controls. Position is a pacesetter with a unique level of knowledge and highly skilled technical expertise in advanced building automation control sequencing systems and components which are unique to the university campuses. This position exists to develop, operate, and modify automated building control sequences and hardware associated with major mechanical system components. This position regularly makes complex operational decisions at levels that require the interpretation of variables from multiple sources. The result of such decisions balance the mandated energy policy and code compliance with a building environment conducive to safe and productive occupancy. Secondary duties are to provide technical advice, trend study analysis, and programming assistance to energy services contractors, as well as in house staff. Position designs and applies alternate controls sequences specifically for the purpose of energy savings, along with providing integration assistance with third party equipment and software manufactures as a means of data collection and control associated with energy savings opportunities. Writes and advises appropriate software programming and hardware installation for new, and retro commissioning projects. Diagnose all types of HVAC control system problems on an as needed basis. Provide training to other staff on systems and components related to BAS. Help resolve and troubleshoot building automation control problems. Integrates new and retrofit devices to the BAS network, update and modify the database to reflect new systems and their associated alarming. Provides test/verification and commissioning services. Works closely with internal and external customers to provide support and insight on new projects to avoid design, install, software, networking and/or naming inconsistencies/shortfalls. Percentage Of Time 30% Job Duty Category Senior Programmer for BAS Systems Duty/Responsibility Installs/programs digital control systems for monitoring and control of university, and auxiliary building HVAC systems. This position will be the lead individual for all BAS systems on campus and provide support and training to all other controls technicians. Create, Modify, and simulate programs for devices on campus using programming tools. Download and test functionality of modifications to ensure operation. Map all associated points to operator workstation. Assist campus engineers with retro commissioning of existing buildings; provide support to commissioning agents for all projects on campus. Provide assistance with design and submittal review for all projects on campus. Maintain integrity of this data and structure. Troubleshoot software issues within BAS. Some examples include, but are not limited to; unbound references, network integration engine, network automation engine, routing problems, online/offline issues, etc. Must be able to seek out and use all resources to problem solve. If deemed necessary, should be able to seek out tech support and/or vendor customer assistance. Work to resolve these issues before they become problematic. Establish programs to fix problems and/or resolve issues. Aggressively maintain and back-up in multiple locations the BAS database. Utilize software that is essential to build and adjust alarming and trending for BAS installed in buildings on campuses. Be able to build and adjust trends used to monitor both long term and short-term issues for every point on every system in BAS controlled buildings. Be able to make minor modifications and manipulate graphics that reflect all of the buildings and their systems, which is an essential tool for all of the controls technicians, and HVAC technicians, as well as many other personnel throughout Facilities Management and their contracting peers. Percentage Of Time 35% Job Duty Category Building BAS Control Systems Retrofit Projects and Controls Upgrades Duty/Responsibility There is a constant need on all of the campuses to keep the controls programming and hardware devices at the most advanced level. The campuses of Colorado State University have a unique quality in that they house programs and devices that range from forty years old to the most recent releases. Controls technicians will be able to seamlessly transition from older devices to new devices. In order to do so, the technician will be able to update old drawings, or create new, accurate control drawings, which will flow layouts, points schedules, sequence of operations, and wiring diagrams for each controller that is to be retrofitted. Also, with the updated controllers, the programs will need to be updated to match their controllers, and the technician will need to have a comfortability with accomplishing the task. Controls technicians will also need to have an understanding of changing out the old devices with the new devices, and the steps involved in correctly doing so. They will need to know how the devices work, and how to move hardwire points from controller to controller. Upon installation of the hardware, the technician will need to then know how to integrate the controllers onto the BAS Network, and the steps involved with getting the device to communicate across the telecommunication networks. Controls technicians will be proficient in commissioning the new devices, to insure that they are functioning properly with their new programming and that all parts of the controlled system are operating as desired by the new controller. The technician will need to then be able to troubleshoot, and address any issues that could arise after the upgrade. Percentage Of Time 15% Job Duty Category Building BAS Controls Service Calls Duty/Responsibility Respond to work orders that require immediate attention to buildings on multiple campuses: Main Campus, parts of South Campus, East Campus, and the ARDEC Campus. These DIN (Do It Now) calls demand that the tech has knowledge in multiple disciplines including HVAC, Electrical, TAB, Telecom, HVAC system knowledge, and device/controller knowledge. Assist various trades in their tasks and duties related to buildings on all of the campuses: Main Campus, South Campus, East Campus, West Campus, and the ARDEC Campus. Controls Technicians will continually be used as a resource to other trades in wide range of ways; such as overriding and manipulating equipment for motor/pump technicians, or overriding and manipulating steam equipment for plumbers, or assisting HVAC technicians with anything from device and controller issues to system manipulations using multiple controls vendors’ equipment on the different campuses. Be able to navigate all three of the “front end” applications (Extend Architecture, Envision, and Insight) for the three controls vendors: Johnson Controls, Alerton, and Siemens, on all of the campuses of Colorado State University. Must be able to identify, troubleshoot, and diagnose any alarms or issues that other controls technicians, or technicians of other trades, may need assistance in dealing with issues through the front end programming applications. Assist with the dispatching of alarms populated through the Iconics Alarm Management System out to appropriate shops and personnel. This involves viewing, troubleshooting and triaging incoming alarms through the multiple front ends for the BAS (JCI, Alerton and Siemens). Once the alarm has been verified the Work Control Center is notified with information on how to proceed.
