HVAC Tech III

Job Summary : The HVAC Tech III (intermediate level) operates, monitors and maintains utilities, including HVAC (heating, ventilation and air conditioning) setup, maintenance and balancing, water treatment, purified water and process equipment. Maintains, troubleshoots and repairs facilities mechanical components and electrical equipment and systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies. Develops, maintains and secures a spare parts inventory of basic maintenance hand and power tools. Recommends purchase of maintenance tools, equipment and supplies as required to streamline processes and increase efficiency. Assists engineers in developing methods and procedures to control or improve facilities processes. Essential Duties: • Performs planned maintenance, repairs, modifications and general facility maintenance tasks in the areas of painting, patching, fixtures, caulking, carpentry, etc. • Responds to Facility Service Work Orders from building occupants. Requests may include plumbing, HVAC, lighting, roofing and electrical service calls. Diagnoses building management/energy management systems for faults and errors. • Assists other technicians in the maintenance and repair of mechanical, electrical, plumbing, and lighting systems. Interprets blueprints and schematic drawings. • Completes all required paperwork timely and accurately. Takes readings from nominal equipment and makes timely entry into appropriate logs. • Uses tools and equipment that are standard issue and do not need further calibration or adjustment. Keeps tools and work areas in a clean and orderly manner. • Observes and complies with all company safety policies. Uses required personal protective equipment while satisfying all work requests. • Works on and completes all facility team-based goals. Minimum Requirements: • High School Diploma or GED Technical degree in related field is preferred. • Current universal refrigeration license and /or other trade licenses as required. • 5-7 years of experience. • Principles of carpentry, plumbing, painting, and electrical work. Principles of heating, ventilation and cooling systems. Manual dexterity and problem-solving skills. Ability to prioritize tasks, work effectively under stress, and meet short deadlines. Must have a professional demeanor, positive attitude and strong work ethic. Good communication skills (oral and written). Must be punctual and dependable. Must have basic computer skills. HVAC Specialist

We are hiring for full time HVAC Specialist to assist our hotel in various on-site repairs. Additional duties at the hotel will include plumbing, drywall, lighting, HVAC, as well as preventative maintenance tasks in the rooms. We support our staff with various training sessions to build our employees knowledge of the hotel. Applicant must be a great communicator and possess strong customer skills. Duties and responsibilities • Installs, maintains and repairs heating, ventilation, air conditioning and equipment and systems to optimize energy use. • Cleans air conditioning and heating units (e.g. coils, condensation pans, drain lines, cooling towers, etc.) for the purpose of ensuring units are operating efficiently, correctly, and within safety guidelines. • Coordinators with supervisor and other trades (e.g. inspectors, suppliers, contractors, district personnel, consultants, etc.) for the purpose of completing projects and work orders. • Diagnoses causes of problems and/or failures in HVAC systems and energy management control systems for the purpose of identifying equipment and/or system repairs and/or replacement needs ensuring responsive and corrective action for urgent building operation items, indoor air quality, thermal comfort patterns. • Estimates labor, materials, and/or equipment parts for the purpose of ensuring timely completion of projects and/or work orders. • Fabricates or coordinates the fabrication of equipment parts for the purpose of meeting special needs and/or replacing unavailable parts. • Informs personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action and/or complying with building and safety regulations. • Installs HVAC equipment and systems (e.g. actuators, compressors, building control systems, DDC sensors, heat pumps, alarm systems, control panels, energy management control systems, pressure reducing valves, etc.) for the purpose of providing enhanced and/or upgraded capabilities. • Maintains clean and orderly conditions in all working areas for the purpose of observing all safety practices and regulations. • Maintains records (e.g. equipment repair history, work orders, test reports, etc.) for the purpose of documenting the required information. • Maintains vehicle, tools and equipment for the purpose of ensuring availability in safe operating conditions. • Monitors HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc) for the purpose of evaluating condition, identifying necessary repairs and recommending preventive and predictive maintenance. • Performs emergency, predictive and preventive maintenance to ensure the ongoing functions of HVAC systems. • Analyzes blueprints, schematics, and drawings for the purpose of identifying the location of new and existing HVAC systems and determining the efficient installation of additional systems. • Test and maintain water on boilers District wide. • Assists with snow removal. • Performs other duties as assigned.
