JOB OPENING CITY OF FARMINGTON JOB POSITION #169 Lead HVAC Technician NUMBER OF VACANCIES: 1 DEPARTMENT: General Services WORK LOCATION: MOC HIRING RANGE: $25.02 - $38.92 DAYS WORKED: Monday Friday HOURS WORKED: 6:30 a.m. 3:00 p.m. TYPE OF POSITION: Regular, Full-Time APPLICATIONS WILL BE RECEIVED THROUGH: Until Filled JOB DUTIES: ESSENTIAL DUTIES: Works under general direction of Building Construction and Maintenance Superintendent. Using excellent customer service skills, establishes and maintains effective working relationships with other employees, officials, and all members of the general public. Operates a motor vehicle to assist in carrying out the business of the department and the City. Primarily responsible for planning, scheduling, and performing construction, maintenance, and repairs of HVAC and mechanical systems in city-owned and/or operated facilities. Responsible for the design and construction of heating, ventilation, air conditioning and various other mechanical systems for City departments. Provides direct supervision of regular and temporary workers as assigned by the Building Construction and Maintenance Superintendent. Responsible for HVAC project planning for the Building and Maintenance Division to include: • Development of shop drawings necessary for the completion of work requests and job orders by departments. • Identification of work crew composition and size required to complete work requests and job orders. • Development of work schedules to complete work requests and job orders. • Development of bills of material required to complete work requests and job orders. • Sourcing of materials for the completion of work requests and job orders. • Development of accurate cost estimates, schedules and deadlines for work requests and job orders. Ensures that projects assigned are completed on time and within budget as approved by the Building Construction and Maintenance Superintendent. Works closely with the Building Construction and Maintenance Superintendent in the development of HVAC work schedules and master project scheduling to ensure maximized use of available materials and personnel. Responsible for ensuring accurate work time accounting is maintained for all employees assigned under his/her supervision. Responsible for tracking and matching all material purchases to applicable receipts to ensure clear audit path for all projects. Responsible for the ordering and maintenance of shop stock materials in adequate quantity to avoid work stoppages. Assists the Building Construction and Maintenance Superintendent in the hiring process by performing interviews and evaluations of personnel as required. Responsible for the writing of performance evaluations of division personnel assigned to him/her by the Building Construction and Maintenance Superintendent. Communicates courteously and efficiently with city customers to accurately determine and develop their projects. Coordinates and schedules project tasks that must be performed by other divisions within the city and subcontractors outside the city. Coordinates training for his/herself and all employees assigned under his/her supervision. Identifies and schedules preventative maintenance tasks necessary to preserve facility assets as required. Performs maintenance, troubleshooting, repairs and replacement of HVAC and other mechanical equipment on buildings that include minor electrical, heating and ventilating systems as assigned by the Building Construction and Maintenance Superintendent. Responsible for maintaining a safe and neat working environment in the work areas. Ensures compliance of all personnel within his charge with all safety and personal protection procedures. Coordinates and tracks state building code inspections on projects. Installs or repairs any HVAC equipment and devices required for new installations or remodeling as permitted by New Mexico Journeyman licenses. Attendance at work is an essential function of this position. NON-ESSENTIAL DUTIES: May serve as the Acting Building Construction and Maintenance Superintendent in the absence of the Building Construction and Maintenance Superintendent. May serve as the Building Construction and Maintenance Division representative to the staff of the Environmental, Health, & Safety Team. Responsible for the dissemination of information to all division members. Serves on various employee or other committees as assigned. Assists other personnel of Building and Maintenance as needed. Must possess and have the ability to obtain New Mexico State MM2, MM3 and MM4 Contractor's licenses within one (1) year of date of hire. Must possess or have the ability to obtain EPA certification, New Mexico State Journeyman Refrigeration (JR) and New Mexico State Journeyman Gas fitters (JG) licenses within one (1) year of date of hire. Knowledge of equipment, facilities, materials, methods and procedures used in maintenance, construction and repair activities. Extensive knowledge of HVAC and other mechanical systems, tools, materials, and related work procedures. Knowledge of Uniform Plumbing and Mechanical Codes and Standards. Trained in first aid and CPR. Ability to establish and maintain working relationships with co-workers, supervisors, other City personnel and the public. Ability to operate tools and equipment listed. TOOLS AND EQUIPMENT USED: Knowledge to include use of common hand and power tools for maintenance, carpentry, plumbing and electrical work; compressors, acetylene and oxygen welders, pneumatic calibration gauges, detection devices, motor vehicle, mobile radio, phone.
