Bayshore Properties is seeking a highly skilled and experienced Carpenter to join our team. The successful candidate will be skilled in both rough and finish carpentry, capable of building, repairing, and installing structural elements and detailed finishes with precision and quality craftsmanship. Other miscellaneous basic construction labor skills may also be included to bring projects to completion. This is a full time, hourly position reporting to the Capital Improvements Foreman with typical hours of 8am to 5pm Monday through Friday but may include overtime along with possible evening and weekend emergency response to major events at sites. PRIMARY JOB RESPONSIBILITIES • Perform capital improvement tasks in a timeframe applicable to standard of profession. • Complete daily assigned project in an effective, timely manner and to the satisfaction of professional standards. • Communicate daily with Capital Expenditure administrator and foreman reporting on progress of projects. • Respond to emergency issues that may arise as directed by Capital Improvements foreman. • Maintain organization and cleanliness of work area. • Maintain curb appeal by assisting grounds keeping and picking up litter in worksite area. • Identify and report to management any safety concerns, hazardous conditions or maintenance needs. • Be able to safely operate community equipment, such as golf carts, ladders, electronic and rotary tools. • Must follow all health and safety guidelines and work practices and wear PPE as required. • Maintain courteous and professional demeanor with residents, prospective residents, coworkers, and vendors. • Learn and comply with industry legal requirements, including federal and local Fair Housing regulations. • Uphold Bayshore Properties' values in all areas of responsibility and adhere to all established policies and procedures. • Other duties or special projects as assigned. QUALIFICATIONS AND EXPERIENCE • High school diploma or equivalent is required. • Minimum of 4 years carpentry experience. • Proficiency with hand tools, power tools, and carpentry techniques. • Display problem solving and proficiency performing day-to-day tasks, preventive maintenance, and work orders. • Must be team-oriented, dependable, resourceful, adaptable, receptive to direction, and focused on achieving results. • Must be well-organized with the ability to prioritize tasks. • Strong written and verbal communication skills. • Strong computer skills with the ability to quickly learn and adapt to specialized software. • Flexibility to work evenings and weekends if needed. • Must have and maintain valid driver’s license and provide proof of current, valid automobile insurance. TRAVEL • Ability and willingness to travel to all properties as needed. Travel will primarily be local but may require some travel to other regions/states on occasion. PHYSICAL REQUIREMENTS • Lift and carry up to 75 pounds; occasionally up to 100 pounds with another teammate. • Bends/stoop, climb stairs, kneel, reach above shoulder height, walk and twist. • Has normal range of vision, hearing, and speech.
