DEPARTMENT: HVAC Technician REPORTS TO: Director of Facilities STATUS: Non-Exempt Position Summary The HVAC Technician is responsible for the installation, maintenance, inspection, and repair of heating, ventilation, and air conditioning systems across The First National Center. This includes servicing all areas of the property, such as luxury residences, hotel guestrooms, food & beverage outlets, retail spaces, and public areas. The technician ensures optimal system functionality and comfort for guests, residents, and staff, while maintaining compliance with safety and building codes. Responsibilities • Inspect, maintain, troubleshoot, and repair HVAC equipment including chillers, boilers, air handlers, split systems, and controls • Perform scheduled preventive maintenance throughout the building to minimize equipment downtime • Respond promptly to service calls from residential, commercial, hotel, and F&B teams regarding HVAC needs • Monitor HVAC control systems (e.g., BMS) and adjust as necessary for comfort and energy efficiency • Maintain accurate records of equipment history, inspections, repairs, and part usage • Coordinate with external contractors or vendors when required and supervise their work on-site • Maintain inventory of HVAC supplies and equipment; report usage and needs to the Engineering team • Ensure compliance with OSHA regulations and safety procedures at all times • Assist other engineering staff with general building maintenance and operations as needed • Participate in an on-call rotation and respond to after-hours emergencies as assigned Knowledge, Skills And Abilities • Strong knowledge of commercial HVAC systems, controls, and applicable codes • Familiarity with energy management and building automation systems (BMS) • Ability to read and interpret blueprints, schematics, and technical documents • Excellent troubleshooting and diagnostic skills • Professional demeanor with strong interpersonal and communication skills • Ability to work independently or as part of a team in a fast-paced environment • Proficient in using work order systems, mobile tools, and maintenance software Requirements REQUIREMENTS • High school diploma or equivalent required; technical or trade school certification preferred • Minimum 3 years of HVAC experience in a commercial or hospitality environment • Valid EPA Section 608 Certification required Physical Abilities • Regularly required to stand, walk, climb ladders, kneel, crouch, and lift • Must be able to lift or move items up to 50 lbs • Ability to work in varying indoor and outdoor temperatures, including confined or elevated spaces • May be exposed to dust, fumes, heat, and noise typical of HVAC environments • Must be able to wear PPE as required by the job Required Personal Protective Equipment • Closed toe, non-canvas and non-skid soled shoes. Utilize mathematical formulas to calculate both nominal and effective tonnage and/or kW requirements. • Read and comprehend electrical schematics, wiring diagrams, and service manuals. • Maintain thorough knowledge of, practice, and promote safe working conditions in accordance with OSHA, EPA and other required regulations dealing with safe operation of all equipment. • Interface with a remote operations center to prevent failures, help design proactive notification to avoid failures and compliance We’re experts, which means you’ll have the following skills and experience: • High school diploma/GED • 7+ years' experience working on power generators, performing inspections, maintenance, and repairs • Electrical Generating System Association technician or other various certifications are a plus but not required. • Knowledge using metering and instruments such as multi-meter’s, amp meters, and Hygrometers • Based on the customer requirements, you may be required to obtain and maintain a TWIC card or valid DOT medical card, valid driver’s license • Ability to move or lift objects, typically less than 75 lbs.
