HVAC Technician II

Desirable qualifications: Experience in a commercial setting. The ability to repair steam and/or hot water boilers, refrigeration, heating and air conditioning, cooling towers, pumps, and air compressor. Duties may include, but are not limited to, the following: • Works from sketches, blueprints and oral/written instructions to make repairs and adjustments on electric, pneumatic and electronic control devices, steam and/or hot water boilers, pumps. • Repair and Maintain ventilation systems, air compressors, emergency generators, and air conditioning equipment. • Performs charging, evacuating, condenser cleaning and filter changing. • Repairs or replaces boiler refectories, boiler blowers; adjusts burners, high and low water cut-out controls. • Replaces pump couplings, motor bearings, belt-sheaves, and belts. • Lubricates all mechanical equipment. • May perform work on general carpentry, painting, roofing, masonry, electrical wiring, switches, outlets, controls and lighting systems. • Maintains proper water treatment by means of chemicals. • Programs and monitors the computerized energy system which includes heating/air conditioning systems. • Completes reports on performance and problems. • Troubleshoots the computerized system and establishes stop/start time on the systems. • Monitors alarm and follows up on system failures such as switches and fans. • Works with users on complaints. • Overhauls and balance and air flow calibration. • Repairs and maintains air conditioning systems, zoning heating/cooling refrigeration duct work, ventilation, chilled water heating/cooling compressor type, rooftop cooling duct work, packaged air cool, multi-zone rooftop heating/cooling systems. • Observes and adjusts meters, gauges and control panels. • Performs maintenance on auxiliary mechanical equipment. • Performs charging, evacuating, condenser cleaning and filter changing. • Performs maintenance in correctional facilities. HVAC TECHNICIAN II Experience: Four (4) years' experience, including two (2) years in building maintenance and repair and two (2) years in the mechanical operation, maintenance, and repair of heating and air conditioning systems and electrical control devices of a large building or plant facility. License: Possess a valid California driver's license at time of appointment and maintain. EPA Certification for Refrigeration Gas Recovery SOME POSITIONS IN THIS CLASSIFICATION WILL BE SUBJECT TO CRIMINAL HISTORY BACKGROUND CHECKS PURSUANT TO THE HUMAN RESOURCES RULES AND REGULATIONS, SECTION 2, B.ESSENTIAL FUNCTIONS • Operate a personal computer and other office and maintenance equipment. • Communicate effectively with others in person and over the telephone. • Analyze data, interpret directions, procedures and regulations, and develop appropriate responses. • Perform job duties under stressful conditions. • Respond appropriately to situations. • Maintain confidential information in accordance with legal standards and/or County regulations. • Wear a respirator or safety glasses or other protective clothing and equipment. • Lift up to 50 pounds individually and move, with help, objects weighing over 50 pounds. • Walk, stand, stoop, kneel or crouch on narrow, slippery or uneven surfaces under various environmental conditions. • Work from ladders, various heights and awkward positions. • Perform a variety of emergency maintenance and repairs. • Frequently work around dust, dirt, strong odors and noise. • Frequent use of depth perception, peripheral vision and color perception. • Sit, stand or walk for extended periods. • Occasionally reach, push, pull, twist and manipulate large and small objects. • Occasionally kneel, bend, twist, squat, climb, balance and crawl. • Frequent use of hand-eye coordination. • Frequent use of a data entry device including repetitive hand and arm motion. • Regular attendance is an essential function. Knowledge of: • Low pressure boilers, ventilating, refrigeration, absorption air conditioning, power and related mechanical building systems and equipment. • Plumbing, die thread cutting, union and fitting replacement, open drains and finish replacement. • General procedures of operation and maintenance of mechanical equipment, tools, and supplies used in the repair and maintenance of equipment. • Electrical and building construction codes and the basic regulations and ordinances relating to the construction and repair of building equipment and buildings. • First aid techniques. • Occupational hazards and safety precautions of the building and mechanical trades. • Energy Management Computerized System and its operations. Ability to: • Learn Energy Management Computerized System and its operations. • Operate, maintain and repair air conditioning, heating, ventilating, refrigeration and related mechanical building systems. • Use hand and power tools, materials and instruments, utilized in the building mechanical trades. • Work under stress and in emergency situations. • Make written reports. • Follow oral and written instructions. • Work cooperatively with others. • Read at the level required in the position to interpret and work from technical sketches, blueprints and plans. • Program and monitor the computerized heating and air conditioning systems making adjustments through computer control panels.
