Additional responsibilities include: • Responsible for the identification, prioritization and management of $145M in deferred maintenance in the campus mechanical systems area. • Develop and execute and operation budget in excess of $1M. Develop and implement plans for repair and maintenance to include identification, prioritization, budget development, design and scheduling. Ensure associated maintenance, repair and alteration requests meet all applicable codes and assigned deadlines. • Manages over $900,000 annual personnel budget ensuring overtime budgets are met while supporting after hours events and emergencies. • Maintains highly technical and critical environmental systems that support millions of dollars of University research projects in engineering and animal research facilities. • Ensures adequate environmental controls to the University’s data centers across the campus. • Effectively and accurately communicate with staff, customers and administration all issues, concerns and resolutions. • Ensures building systems are functioning 24 hours a day to ensure student and employee comfort. • Sets vision and develops departmental goals objectives to deliver highly technical maintenance skills and timely services to exceed customer satisfaction. • Provide leadership to staff through continuous feedback as to effectiveness, performance, quality and customer service levels. Apply these metrics to preventive maintenance, cost tracking, manpower, materials and compliance to priority codes and objectives. • Utilizes specialized testing and diagnostic equipment to troubleshoot electrical and mechanical systems. • Ensures proper monitoring and maintenance of the University computerized building management systems that provide system data, information and control of Central Chiller Plants, air handling units, cooling tower, pumps and motors and associated equipment. • Researches and implements new technologies that increase efficiencies and reduced energy consumption thus reducing energy costs. • Benchmark with other organizations to identify and implement “best practices” and continuous improvement of current processes. • Assists staff, engineers and project managers to evaluate chronic building system issues and develop plans to remedy the issue. • Acts as a project manager for large repairs and equipment replacement.
