Summary/Objective: The Porter is responsible for assisting the Maintenance team in the day-to-day duties involved with maintaining the cleanliness of our property. Classification: Non-exempt (eligible for overtime) Essential function/Responsibilities: duties include but are not limited to the following • Daily interior cleanliness of buildings, including general cleaning of common areas tasks included but were not limited to cleaning up spills, cleaning windows and window coverings vacuuming, sweeping, stripping, waxing, and buffing floors. • Daily trash handling and removal including emptying of the building?s compactors, breaking down and tying up cardboard boxes, and bringing trash and recyclables curbside for removal by the Department of Sanitation. • Prepare vacant units for occupancy, remove all items left behind, and leave units in broom-swept condition. • Required to perform exterior building and premises cleaning and basic maintenance, including exterior walls parking lots and structures, walkways and paths, gardens and lawns, outdoor furnishings, pools/curbs/gutters, exterior hallways and stairwells, etc. • Light maintenance (replace light bulbs, air filters, blinds, shades, and other items as directed). • Placing down mats/runners in inclement weather, and assisting in weather-related cleaning conditions (snow removal or storm preparations. • Report areas for unsafe conditions, unlocked doors in restricted areas, and potential security breaches on the grounds and report to manager/supervisor Requirements: • Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions • Highly motivated service-oriented self-starter (poses strong work ethic to get tasks done in a timely manner) • Flexible and willing to work all shifts/hours as needed (capable of working additional hours) • Ability to perform basic repairs and operate tools or equipment used in routine maintenance • Good interpersonal skills with polite demeanor toward staff, customers, clients, and visitors to the property • High School Diploma/GED • Prolonged periods of standing • Proficiency using large industrial cleaning equipment including a buffing machine for wood floors and other finished surfaces as well as large industrial vacuum cleaners. • Due to the physical nature of certain required tasks, must be able to lift, bend, stoop, climb, reach, and lift to 50 pounds at a time Benefits: • Medical Insurance: 100% of medical benefits paid for employees only • Voluntary dental and vision plan options • 401(K) available plus company match • Paid Time Off • 12 Paid Company Holidays • Commuter Benefits • Voluntary short-term disability, long-term disability, life insurance, dependent coverage • Voluntary accident insurance, critical Illness insurance, and hospital indemnity Insurance • Employee Referral Program • Employee Assistance Program (EAP)
