An individual holding the position of HVAC Technician/General Maintenance is part of the Facilities Management department of the College. Facilities Management’s workload varies from day to day, and occasionally employees will be required to perform work outside of their specific areas of responsibility. Availability for occasional overtime and emergency call-ins is required. This is a full-time, benefits-eligible position. Responsibilities The HVAC Technician is responsible for the operation, maintenance and repair of the HVAC, food service, and other mechanical equipment used to service classroom buildings, office buildings, residence halls, cafeterias, auditoriums, gymnasiums, and indoor swimming pools. A list of the specific equipment and systems for which HVAC Technician/General Maintenance personnel are responsible includes, but is not limited to, air handling units, air filtration systems, fume hoods, exhaust fans, low-pressure steam boilers, hot water boilers, furnaces, variable air volume terminal units, radiant ceiling panels, unit ventilators, water heaters, freezers, coolers, commercial cooking equipment, variable frequency drives, ice machines, steam traps, condensate pumps, hydronic pumping systems, water chillers, energy management systems, fire alarm systems, key card systems, swim pool equipment, water treatment systems, and laundry equipment. Qualifications The successful candidate will have a high school diploma (or equivalent) and will also demonstrate many of the following skills, abilities, and characteristics: • An associate’s degree in a related field preferred. • Three or more years experience working on HVAC and related equipment. • Demonstrated competence in the operation, repair and maintenance of HVAC and related equipment. • Strong mechanical, electrical and electronic aptitudes, along with well-developed diagnostic and troubleshooting skills are a must. • Certification for operation of refrigerant recovery systems is required. • Ability to work productively with desktop, laptop and hand-held computers. • Ability to read and understand construction documents and building blueprints. • Ability to read and understand technical manuals and apply this information. • Hands-on experience with direct digital controls and building management systems, particularly Johnson Controls products, is preferred. • The ability to work cooperatively as part of a team, as well as independently without close supervision is crucial. • A strong commitment to diversity and inclusion efforts to support a sense of belonging for all and a working understanding, or willingness to learn, of current issues related to diversity, equity and inclusion in the workplace. • Must be able to drive and must possess and maintain a valid Michigan driver’s license and a driving record that complies with College policies. • This is a physically demanding position. Requirements include but are not limited to the ability to move between and within campus buildings, to work indoors and outdoors in a full range of weather; to work in a variety of postures for extended periods, occasionally in confined spaces; to use a variety of tools with arms and hands; to lift as much as 75 pounds and push or pull 100 pounds; to climb ladders and work off of roofs and elevated platforms. HVAC Technician

States considered: Michigan Role Description This is a 1st shift position. Working within a Reliability Based Maintenance environment, the HVAC Technician is responsible for maintaining the company’s heating, ventilating, airconditioning and refrigeration systems. They assemble, install, operate, calibrate, diagnose, dismantle, and repair all types of domestic, commercial, and industrial refrigeration/chiller units, and a wide variety of heating / air conditioning / ventilating systems as well as humidity control and air balance systems. The HVAC Technician will be responsible for the following activities: • Performing preventive maintenance, repairs, improvements, and modifications to HVAC equipment including but not limited to air handling units, chillers, cooling towers, boilers, pumps, motors, valves, heat exchangers, controls, and compressors. • Operating Building Automation Systems (BAS) and equipment control systems. They are also responsible for staying current with older technologies as well as stateoftheart technologies, such as direct digital control (DDC) systems, etc. • Provides training to other technicians with respect to operation and maintenance of HVAC equipment and systems to maintain the equipment in compliance with company standards, procedures, and government regulations (SOPs, GMPs, GLPs, PSM, etc). • Serves as maintenance advisor to provide input to projects in areas of equipment design, parts and material selection, documentation, testing, problem solving, maintenance requirements, project scope, and followup. • Position requires daily or frequent interaction with Engineering Director, Maintenance Manager, Production Management and Supervision, Engineers, Quality Operations, Maintenance Technicians, Production Operators, Contractors, and Vendors. • Position requires the ability to be on-call periodically during off hours and weekends. • Responsible for priority assessment and decision making as it relates to troubleshooting, diagnostics, assembly, repair, and a proactive maintenance of systems and equipment in a cost-effective manner. • Responsible for conducting air balancing within the manufacturing spaces to ensure proper air flow patterns. • Conducts testing and certification of HEPA filtration within the classified areas of the manufacturing facility. EDUCATION AND EXPERIENCE • Journeyman Certificate with 3+ years’ experience in a manufacturing environment or a Technical/Vocational School diploma with 2 – 4 years of related work experience. • Must be certified as a "Universal" technician as required by 40 CFR part 82, subpart F through the Proper Refrigerant Practices Program approved by the U.S. Environmental Protection Agency. • A valid driver’s license is required for this position in order to operate company vehicles. The HVAC person must be able to pass the test to obtain a Forklift license. • Experience working in the pharmaceutical/bio-technology industry preferred. • Demonstrated knowledge in relevant technical areas. Understanding of GMP manufacturing processes, equipment, and facilities preferred. • Cognizance of the state-of-the-art technology in the industry to ensure the company utilizes current technology. • Good communication and organizational skills as well as the ability to interact with all levels of the Zoetis organization. Can articulate issues and solutions to the team. Can produce effective project reports and presentations. • Can analyze problems and provide support in determining appropriate corrective and preventative actions, with minimal assistance. • Capable of simultaneously managing multiple assignments. Prioritizes own work. Flexible and responsive to changes. • Colleague is frequently exposed to airborne particles and must work near moving mechanical parts and high surface temperatures, chemicals, and non-temperature-controlled environments. The noise level in some work environments can be loud.
