Job Summary: We are seeking a skilled HVAC-focused Apartment Maintenance Technician to join our team. In this role, your primary responsibility will be diagnosing, repairing, and maintaining heating, ventilation, and air conditioning systems across our apartment community. In addition to HVAC, you will support general maintenance tasks related to plumbing, electrical, and building upkeep to ensure a safe, comfortable environment for residents. Key Responsibilities: • Perform routine inspections and preventative maintenance of HVAC systems, ensuring efficient operation and quick response to heating and cooling issues. • Troubleshoot and repair HVAC-related components including compressors, thermostats, coils, motors, and filters. • Respond promptly to resident service requests, with a priority on climate control complaints and HVAC-related emergencies. • Maintain and repair apartment systems including plumbing, electrical, appliances, and mechanical fixtures as needed. • Assist with the installation, servicing, and seasonal preparation of HVAC units and associated equipment. • Perform general property maintenance, including painting, minor carpentry, and appliance servicing. • Maintain accurate records of HVAC services, work orders, equipment logs, and refrigerant usage. • Support unit turnovers by repairing or replacing HVAC filters, thermostats, and conducting system checks before new occupancy. • Coordinate with licensed HVAC contractors for complex repairs or system upgrades. • Ensure all maintenance activities comply with OSHA standards, HVAC codes, and internal safety policies. • Deliver high-level customer service to residents and maintain a professional, courteous demeanor. Qualifications & Skills: • High school diploma or equivalent; HVAC certification or technical training is strongly preferred. • Minimum of 1–3 years of HVAC service experience, preferably in multifamily or property maintenance. • Working knowledge of refrigerant handling, EPA regulations, and HVAC system diagnostics. • Familiarity with plumbing, electrical, carpentry, and appliance repair. • Strong troubleshooting skills and ability to work efficiently under pressure. • Ability to read HVAC diagrams, wiring schematics, and technical manuals. • Proficient with hand tools, power tools, and maintenance equipment. • Excellent communication, organizational, and customer service skills. • Must be able to lift 50+ pounds, work at heights, and perform physical tasks. • Willingness to be on-call for after-hours HVAC or general maintenance emergencies.
