Perform routine maintenance on HVAC units, troubleshoot, install, repair and replace when needed. 2. Performs repairs and maintain structures such as floors, showers, sinks, walls, roofs, and carpets. 3. Troubleshoots, adjusts, and repairs locks on doors, cabinets, desks, and closets; door hinges and key slots. 4. Changes filters on heating, ventilating, and air conditioning units. 5. Services appliances, kitchen, and emergency equipment; installs appliances; reports mechanical malfunctions and determines appropriate action. 6. Moves furniture and equipment including installing cubicle partitions. 7. Responds to alarm calls during and after regular work hours. 8. Ensures campus environment is safe and working properly. 9. Performs basic rough and finished carpentry work in the construction and repair of structures such as partitions, walls, doors, window frames, office furniture, and shelves. 10. Removes broken glass, putty, or plastic; replaces windows and door hardware; replaces or arranges for replacement of glass for windows, doors, and light fixtures. 11. Performs basic electrical installation and repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repairs lighting systems; inspects electrical systems for unsafe conditions. 12. Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces washers and other minor parts; maintains and monitors septic system; applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; repairs wall coverings. 13. Conducts HVAC rounds to inspect operation of systems, including weekends as necessary. 14. Shares scheduled on call duties. 15. Assists the Grounds and Housekeeping Departments as necessary. 16. Performs other duties as assigned.
