Senior Maintenance Technician - HVAC

SENIOR ENGINEER - HVAC Date: May 2025 Reports to: Director of Engineering POSITION PURPOSE: The Senior Engineer - HVAC is a journeyman level Engineer who possesses an array of certifications, accreditations and preferably five years plus experience of in-field hospitality engineering experience. In Addition to being capable of performing all duties expressed under Engineer Class III and Engineer Class II categories; the Senior Engineer - HVAC primarily takes responsibility for executing maintenance and repair tasks and operations for Building HVAC systems, Commercial Kitchen refrigeration, Ice Makers and various commercial cooking equipment. Additionally the Senior Engineer Class I will also perform assigned maintenance and repair tasks to all central plant facilities including electrical, plumbing, hot water system, pump stations, boilers, water treatment equipment, pool and spa systems, fire-life-and-safety equipment, commercial laundry equipment and other maintenance work as assigned directly or indirectly by the Director of Engineering and/or necessary to determine that the property of the Hotel remains in an optimum and efficient condition without omitting the safety and comfort of the guests, visitors, employees and vendors. ESSENTIAL FUNCTIONS: Under the direction of the Director of Engineering scheduled and non-scheduled maintenance on all heating, ventilation, air conditioning, refrigeration and related equipment. • Receive daily work assignments from the Director of Engineering and review priorities and special projects. • Complete daily maintenance, preventative maintenance checklists, repair logs and shift pass-downs. • Maintain all distribution systems for electricity, water, gas, etc. • Be the primary engineer to repair, maintain and operate air conditioning, heater, ventilation, and refrigeration systems. • Execute the work outlined in the mechanical plant and building preventive maintenance programs in accordance with the guidelines set forth in these programs, as well as standard engineering practices and OEM requirements and recommendations. • Oversee and ensure outsourced preventative maintenance to HVAC, Hood/Duct Cleaning Boilers, etc. are performed per contractual scope. • Participate in the energy management program; maintain appropriate equipment operating logbook and utility consumption records. • Meets with various employees, managers and department heads for review & follow up of any engineering and maintenance requirements as needed/when required. • Communicates daily with the Director of Engineering regarding the condition of equipment to prevent breakdowns, maintain and extend the life of machinery and material and to maximize the life span of all equipment. • Handles job orders promptly for the installation, repairs and maintenance of all operating equipment as assigned. • Report major repairs and items, which cannot be repaired, to the Engineering Coordinator and/or Engineering Director, for further action, and if necessary, place the room/equipment out of order. • Troubleshoot and repair facility machinery and equipment. • Install facility machinery when applicable. • Ensure that all safety systems are operable. • Visually inspect gauges, dials and mechanical equipment, make basic mathematical calculations. • Record all equipment and meter readings in a legible and orderly manner. • Ensure that the job site is clean and orderly after completion of all jobs. • Perform any general cleaning tasks as assigned by the Director of Engineer. • Perform other duties as requested, such as moving supplies and equipment or cleaning up spills to ensure a safe working environment. • Maintain adequate inventory of parts, tools, and supplies. Inventory tools, stock supplies, complete and submit supply and tool order forms in a timely manner to ensure necessary equipment and materials are always available to perform job tasks. • Complete daily maintenance, preventative maintenance checklists and repair logs. • Think quickly and act appropriately in emergency situations. • Perform well under pressure, time demands, and work overtime when needed. • Maintain and Secure Work Tools. • Maintain a clean and orderly work area free of hazards. • Perform other duties as assigned by the Director of Engineering directly or indirectly from time to time. • Ensure timely response in a positive, polite and timely mannerto service requests by guests, employees, and management to repair or replace interior fixture or furnishings. • Assist in the training for other employees on safety and emergency protocols. • Conduct assigned scheduled inspections on the building exteriors and grounds. SKILLS & QUALIFICATIONS STANDARDS: An Engineer - HVAC must be able to demonstrate he/she possesses a minimum of five years of experience in a similar position in a luxury hotel environment and be a certification holder in all three job associated disciplines in Group A combined with any certification or course completion in Group B listed below. GROUP A: • Universal EPA 608 certification for handling of CFCs. • HVAC Technician Certification for Electrical and A/C Technology. • OSHA 30 Hour Training – General Industry GROUP B: • Light Commercial Air Conditioning • Light Commercial Refrigeration • Unexpired Certified Electrician. • Commercial Pool Operator Certification. (CPO) • Completion of CA Plumber Apprentice Program • Steam Boiler • Light Commercial Boiler / Combustion Analyst. Time in industry with hands on experience may be considered in lieu of certain training. WORKING CONDITIONS: • Working conditions are normal for building maintenance and repair environment. Work involves frequent lifting of materials up to 50 pounds. • Moving and climbing on all types of uneven surfaces and in crawl spaces. • Machinery and tool operation requires the knowledge, use and compliance of Lockout / Tagout, use of safety equipment to include but not limited to; eye safety glasses, hearing protectors, work boots, body harness and hardhats. Loose fitting clothes and jewelry are not permitted (See Employee Handbook). • The ability to work in unfavorable conditions which can occasionally be very hot, very cold, noisy and wet. Due to the cyclical nature of the hospitality industry, engineering staff may be required to work varying schedules to reflect the business needs of the hotel. ADDITIONAL REQUIREMENTS: Employees must fulfill their performance standards of this position and comply with policies, rules and procedures of the Hotel, including those set out in the Employee Handbook or otherwise communicated (verbally or in writing) to employees.
