Job Duties and Responsibilities This list is not intended to be an exhaustive list of all duties and responsibilities required of all personnel within this position. 1. Responsible for the maintenance and repair of heating, air conditioning, and refrigeration equipment; performs inspections on boilers, air compressors, heat decks, chillers, air dampers and pumps; checks control gauges for proper temperature and pressure; observes operations and makes adjustments as necessary; checks motors, controls, switches, wiring valves, condensers and cores for operation; checks seals for leaks and corrosion; disassembles structural components when problems arise. 2. Installs, services and repairs heating, cooling, and refrigerating systems according to blueprints and and engineering specifications using knowledge of heating, refrigeration, structural layout and function and design of components. 3. Performs general duties: Changes filters in air outlets and cleans casings; performs preventative maintenance inspections and repairs; prepares reports showing date of inspection, repairs made, and cost of material; maintains complex set of tools; inventories supplies, and notifies supervisor of material needed; cleans and maintains work-area; calibrates thermostats. 4. Coordinates with assigned supervisor and/or other trades for the purpose of completing projects and work orders efficiently. 5. Diagnoses cause of problems and/or failures in heating/air conditioning systems repair and/or replacement needs. 6. Responds to emergency situations during or after hours 7. HVAC Specialist

HVAC Specialist Hendrix College is seeking a full-time, 12-month support staff position. Reporting to the Director of Maintenance, the HVAC Specialist performs the duties peculiar to, and normally required in, the trade of energy management and HVAC, following recognized procedures and techniques for such work. JOB DUTIES & RESPONSIBILITIES: • Respond to occupant complaints concerning space comfort levels in a timely manner. • Troubleshoot and perform preventive maintenance and minor repairs to the existing direct digital and electrical control system and components of the HVAC equipment. • Operate the existing energy management control systems in order to monitor and control all facilities space temperatures. • Make program changes to provide best energy management while maintaining comfort in controlled spaces. • Operate the energy management front-end computer. • Assist in design and implementation of new control strategies. • Participate in the development of proposals for expanding the campus-wide energy management and control system. • Monitor all buildings tied to campus-wide energy management system to detect and correct failures to minimize or eliminate occupant discomfort results. • Analyze buildings and operations to determine the optimum utilization of HVAC, electrical, lighting and control systems. • Develop and program building operating schedules for energy management. • Assist with building energy audits to identify energy conservation measures. • Prepare training programs and instruct in-house personnel in proper HVAC and control systems maintenance techniques. • Conduct regular energy audit walk-through of each building to determine existence of sources of high energy using devices. Recommend effective methods of rectifying the situation or repair the situation on site. • Develop and maintain CFC equipment and usage logs and assist in developing a CFC phase-out plan. • Provide routine maintenance, repair, replacement and modification of HVAC systems including, but not limited to fans, fan coil units, condensing units, chillers, furnaces, air handlers, VAC boxes, ductwork and associated components, valves, filters, strainers, piping, electrical motors and circuits, controls, fuses and any item required to control such units. • Utilize access control software to troubleshoot and control access to buildings. • Perform preventive maintenance work on a wide variety of equipment in assigned buildings. • Perform daily mechanical inspection rounds in assigned buildings and log critical information. • Monitor and maintain proper water treatment chemical levels in all non-potable water systems and maintain treatment records. • Perform other duties as assigned, including periodic maintenance joint ventures with other trades and non-trade specific support of campus functions and special events. • Must positively communicate with students, faculty and staff in completion of duties. • Performs specialized tasks during adverse weather conditions and college closures. In the event of unscheduled closures due to weather events and/or other circumstances, serves as “essential personnel” for reopening the college. • Must complete all required training as scheduled. • Must keep accurate and current refrigerant log. • Other duties as assigned. ESSENTIAL SKILLS: • Five (5) years experience in HVAC/electrical trade, with EPA certification. • High school diploma, or equivalent. • Ability to read, write and follow oral and written instructions. • Mechanical aptitude and working knowledge of electronics systems and HVAC equipment. • Current Arkansas drivers license. • Working knowledge of power plant operations including electrical, electronics and pneumatic control equipment. • Walking, stooping and climbing for long periods of time. • Utilizes a variety of hand tools and meters. • Lifting of objects over 50 pounds. • Ability to withstand extreme hot/cold weather. • Ability to work safely with hazardous material. • Must be able to work flexible shifts, overtime, or on-call as required.
