The position focuses primarily on residential-style systems such as split units, heat pumps, and packaged terminal air conditioners (PTACs). This position is designated as Essential Personnel. Responsibilities 1 - Installs, maintains, and repairs residential HVAC systems, including PTACs, mini-splits, and standard heat pumps. 2 - Performs preventive maintenance, inspections, and safety checks to ensure efficient operation and resident comfort. 3 - Diagnoses and troubleshoots mechanical, electrical, and refrigerant-related issues. 4 - Adjusts thermostats, calibrates controls, and replaces worn or defective components such as motors, belts, and compressors. 5 - Responds promptly to Housing & Residence Life service calls and resolves HVAC-related issues affecting resident comfort or safety. 6 - Coordinates with outside vendors and contractors for specialized or warranty-related repairs. 7 - Maintains accurate records of maintenance work orders, inspections, and service logs. 8 - Manages HVAC supplies, filters, and replacement-parts inventory specific to residential systems. 9 - Assists with general housing and facilities maintenance duties as assigned, including support for inspections and preventive programs. Required Qualifications Educational Requirements • High school diploma or equivalent • EPA Universal Refrigeration Certification Other Required Qualifications • Must possess a valid driver's license with an acceptable driving record and pass an annual Motor Vehicle Report review. • Must successfully pass a per-employment background check and drug screening. • May perform work under the supervision of a licensed Georgia Conditioned Air Contractor; individual licensure is not required unless performing independent contracting or installation work. Required Experience • At least three years of experience in residential or light commercial HVAC maintenance and repair. Knowledge, Skills, & Abilities KNOWLEDGE • Knowledge of residential HVAC system installation, operation, and repair. • Knowledge of refrigerant handling and recovery procedures. • Knowledge of safety standards and applicable HVAC codes. • Knowledge of tools, materials, and equipment used in HVAC maintenance and repair.
