JOB DESCRIPTION: We seek a skilled individual to lead our company's estimating team and play a key role in the company’s overall scheduling and operations. This position specializes in accurately and comprehensively estimating the materials, equipment, and labor necessary for the historic rehabilitation projects. Estimators work with drawings and specifications to prepare a complete estimate to construct the project. The estimator must be able to identify risks and errors within plans and communicate with owners, architects, and engineers promptly to achieve the clarifications necessary to complete the bid. Knowledge of construction techniques, quantity takeoff methods, and scheduling are required. The Estimator should possess a broad understanding of the construction trades and excellent attention to detail. Estimating Duties: Thoroughly understand plans and specifications to ensure complete coverage of work scope. • Lead and participate in estimate strategy planning. Perform and oversee detailed quantity takeoffs. Verify takeoffs by support staff. • Obtain/review quotes from subcontractors/suppliers/business partners to confirm and negotiate best pricing. • Enter Labor, Material, Equipment, Subcontractors, and project overhead for each project. • Work with the team to maintain up-to-date estimate entries from job creation through close-out. • Maintain and use historic data to analyze project costs and improve future bids. • Must be able to explain details behind each estimate, including the basis of the hours allocated for self-performed work and personnel resources needed to execute each task. • Determine and evaluate alternative project execution approaches based on the scope of work and the most cost-effective execution methods available. • Maintain lines of communication between company departments, project managers, and clients regarding cost estimating activities. • Works with Project Managers to create and integrate timetables for company-wide operations, determining the timing of tasks and materials needed to accomplish the projects on time and on budget. • In coordination with Senior Management, the Estimator will help create weekly project objectives. • Other duties as assigned by the Chief Operating Officer. JOB REQUIREMENTS: · A minimum of 5 years of general construction experience and the ability to competently analyze, estimate, and schedule projects in detail (10 years preferred). · Construction knowledge for soliciting and evaluating subcontractor bids, contracts, and submittals. · The ability to participate in design phase evaluations of budget goals from preliminary drawings. · Excellent time management skills with the ability to work quickly and accurately while efficiently scheduling the completion of several bids within a specific time frame. · Flexibility to effectively deal with changing priorities and timelines through analytical problem-solving. · Conduct all business professionally, display a tactful and mature demeanor, and have well-developed interpersonal skills, including working with diverse personnel and a desire to collaborate with staff members, architects, clients, and subcontractors. · Computer savvy and working efficiently in Microsoft Excel are required. Experience with other estimating software, including quantity takeoff software, is preferred. SOFT AND HARD SKILLS REQUIREMENTS · Negotiating skills to resolve accounting issues with subcontractors, vendors, and clients. · Must demonstrate curiosity, creativity, flexibility, foresight, and mature judgment in anticipating and solving problems and dealing with high-demand situations. · Excellent oral and written communication (including proofreading). · Ability to meet deadlines and handle stress in a useful and constructive manner. · Internet and webpage proficiency · English language. Other languages are a plus. COMPENSATION Starting Salary: $72,000 to $92,000 a year. • 90-day performance review. Annual review based on the performance review date.
