Regularly reporting to various HFHFC construction sites Position Purpose: The Construction Manager efficiently directs the building operations of Habitat for Humanity of Franklin County (HFHFC) to maximize its effectiveness of providing safe, decent, affordable housing. Site Development / Planning: • Work with the Acquisition and Building Committee and Executive Director to identify suitable building lots and rehab homes. • Evaluate potential donated homes/lots for feasibility of future projects. • Assist in developing home plans and specifications. • Create schedules and budgets for the entire scope of HFHFC building projects for review by Acquisition and Building Committee and the Executive Director. • Facilitate regular Acquisition and Building Committee meetings in coordination with Committee Chair. • Assist in the recruitment of Crew Leaders. Construction Management: • Oversee the construction process on all HFHFC new builds and rehabilitation of homes. This includes managing of day-to-day construction activity, as well as facilitating long- range planning for future construction cycles. • Hold the main responsibility for the delivery of homes/projects on time and within budget. • Supervise and lead on-site construction, including construction crew leaders and volunteers. • Ensure adequate materials, tools and instructions are provided at construction site to optimize volunteer experience. • Manage completion of “punch-list” items. • Work with various municipal staff on the application and approval of permits, inspections and specifications as required. • Cultivate good working relationships with subcontractors. • Be responsible for seeing that homes are built in accordance with applicable building codes. • Maintain tools and equipment inventory. Coordinate tools and equipment among construction sites. • Monitor and address quality of workmanship. • Keep each work site neat and orderly disposing of debris in a timely manner. • Handle secure material storage during and after construction. • Manage the maintenance of all HFHFC owned and leased facilities. • Explore new construction methods and strive to provide energy-efficient choices in the construction of the homes. Materials/Labor Procurement: • Prepare materials list from plans and organize timely ordering and delivery of materials and supplies. • Implement process for procuring construction materials through a competitive bid process and assist in the development of donations of professional labor and in-kind materials. • Negotiate prices of services and materials when possible. • Adhere to HFHFC’s Fiscal Safeguard Policy, especially as it relates to contractual obligations and financial commitments. Volunteer Management: • Identify and promote volunteer opportunities in coordination with Operations / Volunteer Manager. • Work with volunteer groups, providing a meaningful volunteer experience, giving guidance, direction and instruction. • Maintain safety with volunteers, implement and ensure compliance with all local and HFHI volunteer policies. • Build relationships with key volunteers. Safety Standards and Policies: • Ensure safety guidelines are followed on-site and that adequate training is provided to construction team and daily volunteers. • Enforce and keep updated on state and federal safety standards, namely those dictated by Occupational Safety and Health Administration (OSHA). • Update and adhere to the Construction and Safety Policies and Standards as set forth by Habitat for Humanity International. • Check licensure and credentials of all subcontractors or volunteers for specific regulated services. • Secure annual Habitat Competent Person certification and ensure there is a designated Habitat Competent Person on each active build site. Partner Family Relations • Garner input from partner families on selected items for home. • Coordinate with staff for the occupation of homes and setting dedication dates. • Conduct walk-through inspection with family upon completion of the home. Work with Executive Director to provide necessary warranty cards and manuals for the Homeowner Manual. Correct any issues identified by partner family during walk-through. • Work with partner families with call backs, warranty issues or maintenance advice. Teamwork/Communication: • Work closely with the Executive Director and Operations / Volunteer Manager to coordinate weekly and monthly schedules, as well as long-term planning for volunteer needs. • Attend staff meetings. • Provide weekly updates and clear communications about construction activity. • Reach out to Acquisition & Building Committee and Executive Director with any major concerns about construction activities or other factors that would affect budget and deadlines. • Seek strategies that represent the best practices and interests of the affiliate and its partner families. • Work with other staff at organizational events throughout the year to achieve the overall mission of HFHFC. Administrative: • Submit bi-weekly timesheet to Executive Director. • Supervise the Construction Site Supervisor. • Work with the financial team to properly code and approve invoices, as well as provide sales receipts for all construction-related materials. • Document in-kind donations and communicate these to Community Engagement Director and financial team. • Maintain construction files to include plot plans, building plans, budgets, permits, inspection information and other pertinent documents.
