JOB SUMMARY: The Construction Administrator plays a pivotal role in coordinating and facilitating the construction phase of our projects, ensuring smooth communication between stakeholders and maintaining quality control through the construction process. The Construction Administrator is the “eyes and ears” of a project and is responsible for keeping the Project Architect and/or the Partner-In-Charge abreast of any design or construction related issues that may arise. REPORTS TO: Principal-in-Charge, Project Manager SUPERVISES: N/A ESSENTIAL FUNCTIONS: • Review and understand project documents including, but not limited to, contracts, specifications, and architectural/engineering drawings • Act as a liaison between the firm, clients, contractors, and subcontractors. • Ensure compliance with contractual terms and conditions. • Collaborate with project managers, architects, and engineers to establish project timelines and milestones. • Monitor construction progress and address any deviations from the schedule. • Coordinate with various stakeholders to resolve issues and ensure project continuity. • Review and respond to a variety of project needs including, but not limited to, submittals, requests for information (RFI’s) and project change order requests (PCO’s) • Maintain accurate and up-to-date project documentation, including drawings, specifications, and change orders. • Conduct regular site visits to ensure construction activities align with design intent and specifications. • Identify and address any deviations from approved plans and specifications. • Implement quality control measures to uphold project standards. • Facilitate regular project meetings with clients, contractors, and project teams. • Serve as a point of contact for construction-related inquiries. • Assist in monitoring project budgets and expenses during the construction phase. • Collaborate with the finance team to ensure accurate and timely invoicing and payment processing. • Accomplish all other duties and tasks as appropriately assigned or requested. EDUCATION & EXPERIENCE: • High School Degree and/or GED equivalent. Associate or bachelor’s degree in construction or building design related field highly recommended but not required. • Minimum 5 years in construction or building design related field. • License and/or Certification Requirements – none required but construction management, project management or other related license or certification is highly recommended. • Equivalent combinations of education and work experience will be considered. KNOWLEDGE, SKILLS & ABILITIES: • Thorough understanding of general contracting and the life cycle of a construction project • Ability to read architectural/engineering plans and specifications. • Knowledge of modern building construction methods and materials and of the preparation of specifications. • Excellent verbal and written skills, including ability to present to others in small and large group formats. • Excellent project management skills, with ability to multi-task and handle competing priorities effectively, while delivering quality work on time. • Excellent analytical and critical thinking skills, with a priority on cost effectiveness and client satisfaction. • Experience with Microsoft Office, Adobe Acrobat, NewForma or similar. Safety • Holds an OSHA 30 Hour certificate • Obtains and maintains a first aid/CPR certification • Consistently sets a good example for others (wears hardhat, boots, safety glasses, etc.) • Demonstrates the ability and willingness to maintain a safe jobsite including disciplining subcontractors as necessary • Maintains easily accessible, up to date site specific Christa Construction safety manual. • Collects site specific subcontractor safety manuals from all subcontractors prior to them starting work on site. • Consistently enforces Christa safety standards QUALIFICATIONS & RESPONSIBILITIES: Top candidates will have 8-15 years of experience in the construction process for wood-frame multifamily commercial construction of mid-to-high rise projects. Strong understanding of construction processes, techniques, scheduling, and materials. Excellent communication, organizational, and problem-solving skills, and the ability to work collaboratively in a team environment. Top candidates will also have intermediate to advanced skills in the use of technology including MS Office products, PROCOR. Advanced skills and/or education in comparable programs will be considered equivalent.
