Job Description Classification: Superintendent Location: Nashville, TN Direct Report: Construction Area Manager FLSA: Exempt/Job Code: Summary of Classification: The purpose of this classification is to oversee all subcontractors and management of the individual build/jobsite of the residential home. Requirements: • Bachelor’s degree (B.A.) from four-year college or university. • Five years related experience and/or training; or equivalent combination of education and experience. • Knowledge of local, state, and federal codes associated with residential development. • Ability to read and interpret contracts, closing documents, and plats. • Must possess solid communication and organizational skills. • Able to multitask and manage multiple jobsites. • Provide outstanding customer service. Responsibilities: • Ensure construction activities are being scheduled and completed for deadline closings. • Ensure quality, OHSA safety, and efficiency is being met at each individual jobsite. • Develop and maintain relationships with vendors, subcontractors, inspectors, building officials & engineers. • Meet with subcontractors on daily basis to provide instructions and inspect quality of work. • Jobsite problem resolution between all parties on the jobsite. • Coordinates all site construction activities as required to successfully complete the project. • Meets, discusses, and sets expectations to vendors and subcontractors before and during construction phases. • Set and conduct pre-construction meetings with buyer and listing agent to review standard features, upgrades/purchased options and location, house placement, drainage, slope, and other. • Physical or non-physical barriers. • Communicates with listing agent and ACM to ensure expectations are being met. • Conduct Home Owner Orientations with buyer prior to closings and ensures home is complete with all standard features, options per contract, and explanation of warranty procedures. • Ensures each home is complete per manufacturer requirements, code compliance, with quality and without defect so that no items are missing or inoperable.

This is a full-time on-site role. Responsibilities • Manage an ever-changing workload to ensure the timely delivery of pricing for clients. • Analyze project plans, specifications, and all pertinent information to ensure accurate estimates and proposals. • Identify and execute detailed quantity take-offs using BlueBeam, On Screen Takeoff, or similar software programs. • Solicit, review, and conduct bid leveling of quotes from subcontractors, suppliers, vendors, and all relevant trades. • Maintain detailed historical cost data and have full knowledge of current pricing for all trade disciplines. • Conduct pre-bid onsite visits to identify current conditions and confirm architectural and engineering accuracy. • Generate preliminary construction schedules to assist in the costing of general conditions and staffing needs. • Develop and maintain productive relationships with architects, engineers, subcontractors, developers, and clients. • Participate with the operations team to review awarded projects and confirm accuracy of quotes and schedules. • Carry out any related duties as identified by leadership to ensure the effective operation of Morton Construction. Qualifications • Bachelor's degree or higher in Construction Management, Engineering or a related and/or applicable field of study. • Demonstrated knowledge of and experience in Commercial Construction estimating and preconstruction duties to include quantity take-offs, budgeting, and cost management. • Ability to manage multiple projects at a time and direct the activities and priorities of the preconstruction team. • Proficiency in MS Office, expertise in Excel, Procore, and related estimating software. • Thorough attention to all details, highly organized, strong work ethic, skilled at written and verbal communication. • Familiarity with commercial construction codes and standards with a solid grasp of technical terms. • A natural contributor of ideas and problem solver who excels in a team environment and promotes the involvement and development of co-workers.
