Commercial / Industrial HVAC & Sheet Metal Project Manager/Estimator – Wanted Frank Millard & Company, Inc., a 161-year-old family owned mechanical, electrical, piping, & general construction company located in Burlington, IA, is looking for an experienced HVAC & Sheet Metal Project Manager/Estimator. This full-time salaried position will provide project management and estimating for commercial, industrial, & institutional mechanical construction projects. This includes project estimating, bidding, budgeting, scheduling, cost control, labor management, material procurement, quality control, jobsite safety, and customer satisfaction. This position will be based out of Burlington, IA. This is an exempt salary position. Requirements: · A minimum of 5+ years’ experience in HVAC / Sheet Metal Project Management & Estimating · Possession of a valid driver’s license and satisfactory driver record. Ability to pass government background check. · Bachelor’s degree in construction management or engineering related field preferred · Strong understanding of Construction including HVAC, Sheet Metal / Ductwork, Refrigeration, Plumbing / Piping, Electrical and Controls. · Strong Communication Skills, Ability to develop, implement and manage Pre-Construction Proposal Process, Detailed Project Schedules and associated job cost reporting. · Experience with HVAC / Ductwork estimation software preferred · Experience with both Plan and Spec work as well as Design Build. Responsibilities: · Oversee projects from start to finish to ensure projects are constructed in accordance with design, budget, and schedule. · Demonstrate ability to read and understand contracts, construction documents, plans, & specifications. · Perform general HVAC load calculations, equipment sizing, & ductwork layouts/sizing. · Ensure all estimates, bids, & work performed comply with relevant codes and regulations. · Prepare and manage construction project schedules, workers, subcontractors, and resource needs. · Prepare and track schedule of values, submittals, RFI’s, change orders, & AIA pay applications. · Responsible for providing detailed estimates based upon conceptual documents as well as schematic, design development, and construction documents. · Responsible for all take-offs, pricing, and producing the final job cost estimates to incorporate into the final work product. · Review documents and identify project bid requirements, scope of work, critical schedule and sequences, non-standard work conditions, cost impacts, material and equipment data, safety and compliance requirements, risk management and specific requirements. · Prepares proposals along with necessary bid requirements (i.e., scope of work, schedules, & bid breakdowns). · Participate in pre-bid meetings, bid strategy meetings, progress meetings, and post construction meetings. · Participate in weekly in-house bid & project status update & coordination meetings · Contacts suppliers, vendors, & subcontractors to identify material, equipment, & third-party service pricing to support estimates. · Coordinate with Foremen & Field Supervisors for labor requirements & scheduling · Coordinate with Foreman / Journeyman to ensure equipment, materials, & ductwork are ordered and delivered to jobsites by the required deadlines. · Develop and maintain working relationships with local equipment vendors, material suppliers, & subcontractors to provide current pricing for equipment, materials, & third-party services. · Manage and coordinate with subcontractors including but not limited to HVAC controls, Testing, Adjusting, & Balancing, Ductwork & Piping Insulation, etc. · Control all project costs, including equipment, material, labor, subcontractors, and other fees involved. · Provide monthly project billing requirements to administration. · Provide monthly project cost ‘projections’ documenting work done to date, work to be completed, and percent complete of actual work completed vs. previous estimated costs to complete. · Monitor equipment and material deliveries and verify packing slips are correct with actual material delivered. · Coordinate the completion of all closeout documentation, as-builts, warranties, equipment start-ups, & owner training as required by the bid documents when applicable. Knowledge, Skills, & Proficiencies: · Knowledge in various types of commercial & industrial HVAC systems including equipment, ductwork, refrigeration, plumbing/piping, electrical, & controls. · Proficient in the use of computers: Windows & Microsoft Office based applications, MS Project, various estimation software, and Bluebeam PDF document management, CAD and / or REVIT a plus. · Experience reading and interpreting construction documents such as plan sheets, specifications, contracts, etc. · Exhibits excellent communication skills, both written and verbal, which demonstrate an ability to organize, schedule, direct, control and manage construction projects and personnel. · Proven ability to lead, serve, support, mentor, guide, & motivate a team · Ability to identify challenges & think creatively and strategically to develop effective solutions · Flexible and able to adapt to changing situations · Demonstrates ability to prioritize tasks & meet critical deadlines Working Conditions: · Physically able to stand, sit, move, squat, walk, and climb · Work may involve moderate exposure to unusual elements such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
