Construction Superintendent

Construction Superintendent Location: Opelika, Alabama Industry: Residential Construction Type: Full-Time | Onsite Salary Range: $90,000 – $110,000 base + vehicle allowance + project-based bonuses Overview We are seeking a seasoned Construction Superintendent to lead vertical construction for a large-scale Build-to-Rent (BTR) development in Opelika, Alabama. This 303-home community—located near Auburn University—caters to working professionals who value low-maintenance living in a vibrant, college-town setting. This is a high-visibility role in a high-growth sector, with a strong pipeline of future projects across the Southeast. This position is ideal for candidates with extensive field experience managing horizontal-to-vertical transitions on residential communities, especially in fast-paced, multi-phase environments. Key Responsibilities • Project Oversight: Lead all vertical construction activities for Phase I (225 units) and subsequent phases of a 303-unit BTR townhome-style community. • Site Coordination: Manage on-site activities, scheduling, subcontractors, and quality control to ensure homes are delivered on time and within budget. • Safety & Compliance: Maintain a clean and safe worksite that complies with OSHA and company standards. • Team Leadership: Serve as the primary field liaison between subcontractors, suppliers, project managers, and field engineers. • Vendor Management: Coordinate with local trades and ensure delivery of materials and services as scheduled. • Quality Assurance: Conduct regular inspections and punch walks to ensure build quality meets internal and external expectations. • Client & Stakeholder Communication: Provide weekly progress updates, proactively flagging potential delays or cost impacts. • Documentation: Maintain accurate daily logs, schedule updates, and change orders; ensure digital tracking systems are up-to-date. Qualifications • 7+ years of experience in residential construction, with a strong preference for experience in large-scale multi-unit or BTR communities. • Proven success in managing vertical construction from foundation to certificate of occupancy. • Strong understanding of scheduling tools (e.g., MS Project, Buildertrend, Procore). • Ability to read and interpret civil, architectural, and structural drawings. • Exceptional leadership, communication, and conflict resolution skills. • OSHA 30 certification preferred. • Willingness to be onsite full-time in Opelika, AL.
