Job ID: 316190 Department FACILITY OPERATIONS-IUB (BL-PHYP-IUBLA) Department Information Capital Planning and Facilities (CPF) works to ensure that IU campuses are beautiful, functional, and sustainable supporting excellence in teaching, learning, research, and community engagement across the entire university. A unit within CPF, Facility Operations maintains our physical campus to support research, teaching, and learning at Indiana University Bloomington. As a unit of Capital Planning and Facilities, Facility Operations provides wide-ranging services all with the goal of creating a beautiful, well-functioning campus. Job Summary Department-Specific Responsibilities • Supervises, plans and directs the work of the Sheet Metal Shop (roofing, welding, fabrication, and other metal work); distribute assignments, evaluates quality and manages performance. Analyzes, reviews and problem solves issues. • Leads, manages, counsels, and disciplines staff as appropriate. Communicates and implements Indiana University and departmental practices, policies, and procedures. • Supervises and confirms that inspections of new and existing equipment are performed in accordance with applicable codes. • Attends walk-through procedures as new buildings and or equipment are added to Facility Operations responsibilities. • Identifies maintenance projects and prepares scope, budget and time estimates as well as identifies appropriate contractors. Supervises the contracted work where appropriate. • Assesses project objectives/status/issues/budget including timelines and the impact on other Facility Operations initiatives then provides feedback to Facility Operations Management and Administrators. • Advises and consults customers, analyze issues, identify solutions, estimate costs. • Develops preventative maintenance programs and ensures the timely maintenance and completion of documentation (i.e. permits, logs, reports, etc.). • Facilitates meetings and training sessions. • Orders supplies and materials in accordance with university policies. • Monitors individual performance of team members, provide constructive feedback and guidance, identifies and provides training opportunities, and promotes positive collaboration between staff including other skilled trades shops and divisions. • Extensively uses CMMS (AIM) work order system to deliver assignments to the team and tracks work performance. Identifies opportunities to improve the system. • Assists with in-wall inspections, new building turnover, and end of warranty walk-throughs with Construction Management and others. • Collaborates with others to schedule necessary interruptions in service. • Participates in positive and progressive interaction with all levels and divisions within the university as the representative of Facility Operations. • Coaches employees for improved engagement and performance. • Must be available by phone for both regular business and after-hours calls. General Responsibilities • Provides day-to-day operational management of Facility Operations staff. • Establishes short-term operational objectives. • Identifies operational issues and/or areas of improvement and implements solutions to improve processes and/or operational efficiency. • Analyzes, monitors, and evaluates performance of assigned staff; establishes work priorities, conducts performance reviews, and provides corrective action as needed. • Ensures adequate staffing and effective scheduling; participates and informs employment decisions for assigned staff. • Provides direct supervision and oversight of assigned staff and activities; impacts, and is held accountable for, the performance of team and/or assigned staff. • Ensures and provides training to assigned staff to improve Facility Operations; researches and identifies development opportunities for assigned staff. • Researches and stays up-to-date on new industry Facility Operations standards, best practices, and emerging technology; keeps next-level leader(s) informed of trends as well as significant problems.
