Brief Description MAIN FUNCTION: Builds, installs, and performs maintenance on steam, gas, water, compressed air, oxygen, vacuum, refrigeration, air conditioning, heating and waste disposal systems; maintains these utilities to prevent fire and other hazards to personal safety. Duties And Responsibilities • Lays out, installs, and maintains all water carrying or drainage piping, fittings, and fixtures and equipment, and completes work reports as directed. • Maintains valves to regulate proper flow and prescribed temperature. • Lubricates, according to schedule, motors, compressors, and other moving parts; stores in approved covered containers all flammable materials. • Inspects air intake sources, screens, and filters, as applies to assigned equipment with special attention to "high risk" areas. • Responsible for changing filters as scheduled on HVAC systems in Hospital and medical office buildings. • Inspects motors, belts and valves for proper alignment, working condition and unusual wear; corrects and/or reports any malfunction. • Reads thermometers and gauges; records readings in log. • Maintains exhaust systems, fan motors, dampers, ductwork and insulation, regulating air flow as designed. • Responsible for welding, brazing or cutting of: stainless steel, aluminum, structural steel cast iron and dissimilar metals, i.e., steel to cast nickel to steel.
