Plant Operations Specialist/Plumber - Plant Services - Full Time

Position Summary: The Plant Operations Specialist/Plumber performs a variety of plumbing, maintenance, and engineering duties for the Maintenance Department. Demonstrates cost effectiveness by proper use/care of equipment, appropriate and prudent use of supplies, accurately recording labor and supply charges appropriately utilizing available resources. Monday thru Friday with occasional weekend shifts. Education, License & Cert: High school diploma or equivalent required. Licenses: Must have valid driver's license required for travel to various facilities. During orientation period, employee may be required to participate in a "Powered industrial truck operators" course (#78‐199 published by NIOSH) and be able to interpret and exercise all information and rules set forth in the regulations. This must be renewed by incumbent every three years. Experience: 1. Three years of trade school or five years comparable related experience. 2. Must demonstrate skill in Plumbing and maintenance of plumbing systems at commercial and residential sites. Perform installation of plumbing systems. Inspect previously installed plumbing systems. Perform any necessary repairs to previously installed systems. Must keep up to date with current safety regulations and requirements for various plumbing systems. HVAC operation, maintenance repair, and basic understanding of other trades through on‐the‐job training. 3. Must demonstrate skill in operation of power plant equipment, boilers, chillers, pumps, steam, hot water, compressed air, controls, medical gases, alarms, lighting, emergency power systems, plant maintenance methods, techniques, procedure, repair, and use of department equipment and supplies. 4. Must have advanced knowledge of all applicable OSHA standards, i.e., Right‐to‐Know, Lock‐out Tag‐out, ladder safety, and other standards required. 5. Demonstrates knowledge and ability to work alone to solve problems and/or when called upon and can take the lead on a given job with a mechanic. 6. Must be able to read, comprehend, and transmit complicated, detailed instructions in writing and orally for effective interaction with administrative, medical, and supervisory staff, patients, architects, contractors, and vendors. Essential Functions: 1. Performs a variety of other semi‐skilled and skilled work in various crafts such as plumbing, electrical work, machinist work, etc. 2. Cleans, lubricates, services, repairs, installs, and diagnoses malfunctions of HVAC equipment, sterilizers, laundry and dietary equipment, sprinkler and standpipe systems, ice makers and refrigeration equipment, electrical systems and other plant as specialty equipment such as boilers and chillers. 3. Operates hot water boilers, steam boilers, chillers, pumps, air handling units, water softeners, compressors, medical gas system, alarms and emergency generators to ensure the comfort and safety of patients, staff, and visitors while maintaining the systems, equipment and facilities in a clean, safe operating condition in accordance with local, state and federal regulations and department policies. 4. Assists in making decisions on all normal and minor repairs and reports major problems to the Plant Operations Supervisor. 5. Reads blueprints and models to learn work layout and plans own work layout, making routine computations as needed and attends mandatory in‐services as required. 6. Performs water treatment tests and takes corrective action on a daily basis. 7. Identifies system failures and troubleshoots plant equipment in detail to restore to operating or contain problem. 8. Maintains logs, performs rounds, complete p.m. work orders, tests, and inspections. Makes recommendations for modification or improvement of preventive maintenance systems. 9. Operates and maintains facilities automation systems, such as Johnson Controls Metasys. 10. Carries out periodic maintenance functions for pneumatic tube system. Other Duties: 1. Maintains shops, mechanical spaces, patient areas, etc. in a clean safe manner. 2. Responds to emergencies in the facility, makes emergency repairs as needed and is part of weekend/holiday rotation to provide 24/7 coverage of the Power Plant and Hospital. 3. Assists in removing snow from facilities grounds and maintains grounds as required. 4.
