Job Description The HVAC Maintenance Worker is responsible for the operation, repair, maintenance, and installation of heating, ventilation, air conditioning, and refrigeration systems. HVAC Technician II

The HVAC Technician II performs the duties necessary to properly maintain University Energy Management Control Systems, HVAC systems, refrigeration systems, boilers, pumps, cooling towers, and related controls. The individual ensures that office, classroom, and research environments are comfortable and appropriate for the assigned purpose of the facility. Duties/Responsibilities • • Install & repair air conditioning, refrigeration, heating, and ventilation equipment and ensure proper operation. • Remove equipment to be replaced or discarded as directed by the Supervisor/Lead HVAC Technician. • Make daily operational checks of all refrigeration, air conditioning, and heating equipment to ensure their optimum performance. Troubleshoot and repair problems as needed. • Understand safety circuits and how to check them. • Overhaul compressors, condensers, evaporators, and components. • Troubleshoot, order parts, and make repairs as needed. • Perform all duties as outlined in job descriptions of HVAC Technicians of lower classifications. Provide direct technical assistance and guidance to personnel in Technician I and Technician Helper categories. Assist in field training to enable them to perform their duties efficiently. Check work completed or in progress as requested. • Contribute to improvement of the Preventive Maintenance Program. Assist in assuring that the scope of electrical work becomes progressively more proactive as opposed to reactive. • Perform preventive maintenance and other job-related duties as requested. Maintain equipment by performing preventative maintenance (change filters, belts, check oil levels, lubricate, oil and grease motors, calibrate types of controls that operate valves, variable speed motors, control motors, boilers, chillers, air compressors, dampers, etc. Service all heating and cooling equipment between seasons by cleaning boilers, rodding chillers, cleaning cooling towers, changing bearings and seals on water pumps. Install and repair air pumps and make repairs as required. • Conduct periodic inspections of University buildings in accordance with established guidelines. Report inspection results and any building deficiencies orally or in writing, as requested. Add building deficiencies to the preventive maintenance schedule. • Participate in on-call rotation as scheduled responding to emergency calls during non-business hours and determine corrective measures. Work overtime as needed. • Handle complaints by talking with the complaining party and addressing the issue as needed. • Assist supervisor in planning and organizing work assignments. • Process & complete all job-related documentation in a timely manner on a daily basis. • Work with computer/tablet devices to interact with daily work orders. • Estimate repair jobs and recommend needs. • Interpret plans, specifications, and blueprints. • Support outside contractors during times of renovation or construction of new facilities. • Observe closely and adhere to all safety rules and regulations as directed. • Participate in safety-related training and exercises as directed. • Prepare the work site by setting up necessary equipment and protecting area from damage that might otherwise result from work activities. Leave the work site clean and orderly upon task completion. Ensure that all tools and equipment are clean and in safe working order and all materials are secured. • Work on-call rotation and overtime as needed. Minimum Requirements • • High school education or equivalent. • 5 or more years of full-time verifiable directly related work experience in the HVAC trade or 2 years of satisfactory performance as a UAH HVAC Technician I. • Thorough knowledge of HVAC/Refrigeration principles & techniques. • Working knowledge of air moving equipment, Air Handlers, VAVs, constant volume boxes, etc. • A high degree of independent judgment is required. • Must possess basic computer skills. • Must possess great communication skills to support excellent customer service. • Must participate in on-call rotation. • Must be physically capable of performing all duties and working off of ladders. • Ability to read and interpret blueprints, specifications, and control drawings • Certification in proper refrigerant practices from a program approved by the Environmental Protection Agency • Ability to operate and repair large industrial air handling units and commercial chilled/hot water systems and the ability to operate and repair control systems. • This employee will be a regular driver as defined in the UAH Vehicle Safety Management Program, which includes but is not limited to, possessing a valid driver’s license and maintaining an acceptable MVR in the judgment of the University’s insurance company. Desired Qualifications • Graduate of trade or vocational school is preferred. • State and local HVAC Technician licensee is desired.
